We have tried to create for you the most complete directory that includes all the types of real estate we know in Spain.<\/p>\n<p>First of all, the entire property in Spain should be divided into two large groups: residential and commercial. And then, the first group is also divided into several subgroups: multi-storey buildings, low-rise buildings, individual buildings and support facilities.<\/p>\n<h2>Residential Real Estate in Spain<\/h2>\n<p>Residential real estate in Spain includes a great variety of properties: from small studios to luxury penthouses, from modest bungalows to huge country manors.<\/p>\n<p>For the convenience of classification, we will group the types of residential real estate in Spain by number of floors:<\/p>\n<ul>\n<li>Multi-storey buildings include urban apartment buildings and urbanizations\/residences consisting of several apartment blocks or buildings.<\/li>\n<li>Low-rise buildings are usually housing in suburbs and small resorts, which locates in buildings with limited number of floors (2-4 floors).<\/li>\n<li>Individual buildings include detached houses with their own land plots.<\/li>\n<\/ul>\n<h2>Types of Real Estate in Spain: Multistory Buildings<\/h2>\n<h3>Studio\/Sudio Apartment<\/h3>\n<p>Estudio, Piso\/Apartamento Estudio (Spanish)<\/p>\n<p>The smallest and most budget Spanish housing is a studio. Spanish studio has usually 2 or 3 rooms at the most: bathroom, main room and balcony or terrace. The main room combines an entrance hall, a living room, a bedroom and a kitchen. Sometimes there are studios with a separate kitchen, but generally, they are integrated with a salon of the American or French type.<\/p>\n<p>In the UK, studios often belong either to student housing, or to social housing for vulnerable groups (large families, young people, the disabled and the unemployed), or are considered as the first own housing, which will later be sold to purchase a more spacious home. In Spain, especially in resort areas, studios are a popular investment instrument as tourist accommodation. In cities where there are universities, studios are purchased willingly for student housing. Studios can be also offered for long-term rent, while their price practically does not differ from one-bedroom apartments.<\/p>\n<p>Thus, studios are of greater interest to investors, and not to those who purchase real estate for their own residence. Benefits of studios are low taxes and utility bills, the ease of space cooling or heating, simplicity in cleaning.<\/p>\n<h3>Flat\/Apartment<\/h3>\n<p>Piso, Apartamento (Spanish)<\/p>\n<p>As a rule, piso is an apartment for permanent residence, and apartmento is a tourist apartment. But this separation is very vague, so we propose considering the two terms as synonyms.<\/p>\n<p>And if the apartment size is determined by the total and living area, then the apartment type depends on the number of bedrooms: one-bedroom, two-bedroom, three-bedroom apartment, etc.<\/p>\n<p>If the ad says piso de 3 dormitorios or apartamento de 3 habitaciones, just know, that this is about an apartment with 3 bedrooms + a living room (possibly integrated with a kitchen).<\/p>\n<p>Apartments in Spain may or may not have an entrance hall, utility rooms, separate kitchens \u2013 it depends on the layout. Even a small one-bedroom apartment can have 2 bathrooms: guest toilet and bathroom adjacent to the bedroom. Apartments with suite-bedroom suites can often be found in expensive residential complexes, when each bedroom has its own en-suite bathroom. Another nice advantage of large apartments is a presence of utility room or an open gallery for a water heater, washing machine and dryer.<\/p>\n<p>The old housing stock is able to stand for an unpleasant surprise for the buyer. Many old houses were built with internal light wells \u2013 open shafts, where the windows of kitchens and some bedrooms overlook. They are considered to be elite housing and always more expensive than lower-floor apartments.<\/p>\n<h3>Two-Level Apartments\/Duplex<\/h3>\n<p>Duplex, Piso\/Apartamento Duplex, \u00c1tico Duplex (Spanish)<\/p>\n<p>Two-level apartments are most often located on the upper floors \u2212 the second last and last ones, and in that case we are dealing with a duplex penthouse. But sometimes, they can occupy the first and second floors, or some middle floors. There are usually a guest and dining area (living room, kitchen, guest bedroom, etc.) on the first level of such apartments, and there is a private area (main bedroom, children&#8217;s room, bathrooms) on the second one.<br \/>\nYour penthouse in Spain can be chosen by following this <a href=\"https:\/\/alegria-premium.com\/sale\/?ct=penthouse\">link<\/a>.<\/p>\n<h2>Types of Real Estate in Spain: Low-Rise Buildings<\/h2>\n<p>Not just low-rise buildings with a small number of floors, but those where each residential unit has a separate entrance are under this category. Moreover, housing can be positioned on top of one another, or have only sharing walls with neighbors. In any case, everyone has a private entrance (through the courtyard, or an external staircase), rather than through a common entrance.<\/p>\n<h3>Simple One-Storey Bungalow without Upstairs Neighbors<\/h3>\n<p>Bungalow, bungalow bajo (Spanish)<\/p>\n<p>Such housing is not currently being built \u2013 that is too wasteful to erect only one floor where two, three or four can be built, i.e. primarily, it is old housing stock. One-storey bungalows have their own small land plot \u2013 a courtyard, and a solarium terrace on the roof, and inside them, there are ordinary apartments of various sizes and a different amount of variables bedrooms and bathrooms in each one.<\/p>\n<p>Sometimes, in ads, the names \u00abchalet (casa) adosado(a)\u00bb \u2013 semi-detached cottage\/house can be found, but that&#8217;s a bit of an exaggeration. Townhouses, semi-detached cottages and houses are separate types of real estate in Spain, of higher level and price category.<\/p>\n<h3>Two-Storey Bungalow without Upstairs Neighbors<\/h3>\n<p>Duplex, bungalow duplex (Spanish)<\/p>\n<p>A two-storey bungalow in Spain looks most like a townhouse: there are neighbors on the left as well as on the right, a private courtyard, one or more terraces and\/or a spacious solarium on the roof. Inside, this is a \u00abduplex\u00bb \u2013 a two-level apartment, such as we have described above.<\/p>\n<p>Like in the previous case, there are possible variants of the names by using the words \u00abduplex\u00bb, \u00abcasa\u00bb (house) and \u00abchalet\u00bb (cottage).<\/p>\n<h3>Apartment-Bungalow<\/h3>\n<p>Bungalow (Spanish)<\/p>\n<p>\u00abBungalow\u00bb means that the apartment has a separate entrance. If it is the first floor, generally, it is necessary to go through a small private courtyard and climb the porch; if it is the second floor, you need to climb the stairs (the staircase is external, private, usually with a lockable gate). Bungalows on the second floor almost always have a spacious terrace or a solarium on the roof. For the rest, bungalows are similar to ordinary apartments.<br \/>\nIn order to understand if we are talking about a lower or upper bungalow, the description should be carefully read. The bungalow of lower floor would have a note \u00abbajo\u00bb or \u00abplanta baja\u00bb, the upper one will be \u00abalto\u00bb or \u00abplanta alta\u00bb<\/p>\n<h3>Semi-Detached Cottage for 2 or 4 Families<\/h3>\n<p>Chalet adosado\/pareado, casa adosada\/pareada (Spanish) + clarification on the sections number: duplex\/triplex<\/p>\n<p>The semi-detached cottage is a two- or three- and sometimes four-storey house with two or four separate entrances and, accordingly, two or four adjacent courtyards. Each dwelling in such a house has one or two shared walls with its neighbors. Such Spanish housing can be called semi-individual family dwelling. Usually it has a large area and a good layout, a basement for household needs, a garage, a few balconies, terraces and\/or a solarium.<\/p>\n<p>If the land plot area and urban planning regulations allow, such cottages may even have their own small swimming pool.<\/p>\n<p>Semi-detached cottage in Spain is one of the most popular types of housing. It is suitable for both permanent residence and tourist rental, designed for a large family and is convenient for families with children and pets. This type of housing is as close as possible to villas, but still has its own characteristics. Depending on the layout of the construction sites, houses can be lined up and literally be side by side: i.e. there are no sharing walls, but neighbors &#8211; here they are, just within arm&#8217;s reach. Such isolation turns out to be very conditional.<\/p>\n<h3>Villa<\/h3>\n<p>The villa is a detached house with a large land plot and almost always with its own swimming pool. The villa requires more caring than the cottage: for the garden, for the pool, for the house itself. Villas come in different sizes: from small and cozy with 3-4 bedrooms ones to huge mansions with an area of several thousand square meters.<\/p>\n<p>Villas are very popular in resort areas in the midst of tourist season: usually demand for them exceeds supply.<\/p>\n<h3>Manor or Country Estate<\/h3>\n<p>Casa rural, finca, finca rustica, cortijo, mas\u00eda (Spanish)<\/p>\n<p>It is not simply a matter of villas located in rural areas, but rather about farms. The territory adjacent to country estate can take several hectares. Most often, ads for the sale of a \u00abgarage\u00bb imply a parking space within a residential compound. Parking can be both ground-level and underground.<\/p>\n<p>A parking space can be bought at the same time as with housing and separately, i.e. by making an independent transaction; it can be placed both in your own residential complex, and in a neighboring one and in any other place that suits you territorially. In other words, the parking space is not tied to your accommodation \u2013 this is an object of free purchase and sale.<\/p>\n<p>When buying a parking place in an underground garage, we recommend paying attention to the convenience of entry and exit, the absence of inconvenient pillars and columns, as well as its area.<\/p>\n<h3>Private Storage Room<\/h3>\n<p>Trastero (Spanish)<\/p>\n<p>As a rule, storerooms are located in the basement and subbasement areas of residential buildings. Like parking (garage) spaces, storerooms come in different sizes and are objects of free purchase and sale.<\/p>\n<p>Before making a purchase, it is necessary to find out whether the room is well ventilated and whether it does not flood during heavy precipitation. Otherwise, mold will come continuously in the storage, and keeping of things would be quite impossible.<\/p>\n<h3>Land plot<\/h3>\n<p>Parcela, finca, terreno, solar (Spanish) + to clarify the land category, the words \u00aburbano(a)\u00bb, \u00aburbanizable\u00bb or \u00abr\u00fastico(a)\u00bb are used.<\/p>\n<p>According to their type, land plots in Spain are divided into urban land (urbano and urbanizable) and agricultural land (r\u00fastico). For the first one, housing construction is allowed in accordance with existing urban planning standards, for the second category is not (except for technical, outbuildings or small panel houses without foundations).<\/p>\n<p>When buying land for construction in Spain, make sure that it belongs to the category you need.<\/p>\n<h3>Commercial Real Estate in Spain<\/h3>\n<p>Local comercial, oficina, nave (Spanish)<\/p>\n<p>Commercial property includes industrial, warehouse, retail, office premises, as well as premises of bars, cafes, restaurants, etc.<\/p>\n<p>Small and medium-sized commercial real estate can be located on the first floors of residential complexes.
