We break down price dynamics by area and key growth factors. slug: average-housing-price-in-marbella-reaches-historic-maximum --><\/p>\n<h2>New historic peak in housing prices<\/h2>\n<p>According to the latest data published by the Idealista portal, the average asking price for residential property in <a href=\"https:\/\/alegria-premium.com\/sale\/marbella\/\">Marbella<\/a> reached 5410 \u20ac\/m2 in September 2025, further consolidating the citys position as one of the most exclusive housing markets in Spain.<\/p>\n<p>This is 9% higher than twelve months ago, 3.8% higher than in the previous quarter and 2.9% higher compared to August 2025. It also represents a new historic maximum and is almost twice the national average of 2517 \u20ac\/m2. This substantial growth has been largely driven by strong demand in areas such as R\u00edo Real and the Golden Mile.<\/p>\n<h2>The most expensive and most affordable areas of Marbella<\/h2>\n<p>The most expensive areas of Marbella (\u20ac\/m2 and annual change):<\/p>\n<ul>\n<li>Nag\u00fceles\u2013Milla de Oro: 6593 \u20ac\/m2 (+4.2%).<\/li>\n<li>Nueva Andaluc\u00eda: 5805 \u20ac\/m2 (+7.4%).<\/li>\n<li>Las Chapas\u2013El Rosario: 5305 \u20ac\/m2 (+11.9%).<\/li>\n<\/ul>\n<p>The most affordable areas of Marbella:<\/p>\n<ul>\n<li>Elviria\u2013Cabopino: 4493 \u20ac\/m2 (+11.5%).<\/li>\n<li>San Pedro de Alc\u00e1ntara: 4537 \u20ac\/m2 (+5.3%).<\/li>\n<li>R\u00edo Real\u2013Los Monteros: 5187 \u20ac\/m2 (+20.7%).<\/li>\n<\/ul>\n<p>The strongest year-on-year price increase was recorded in the R\u00edo Real\u2013Los Monteros area (+20.7%), while the most notable recent price adjustment took place in Las Chapas\u2013El Rosario (\u20131.7% month on month).<\/p>\n<p>Upward pressure on prices is being sustained by increased demand from foreign buyers and a shortage of land for development.
