According to the latest data from the Spanish College of Registrars, in the third quarter of 2025, 43.29% of housing purchase and sale transactions in the province of <a href=\"https:\/\/alegria-premium.com\/en\/articles\/benidorm-alicante-and-orihuela-the-most-expensive-housing-markets-in-alicante-province\/\">Alicante<\/a> were concluded with the participation of foreigners, which is significantly higher than the national average (13.6%).This figure represents another increase compared to the previous quarter (42.8%) and puts Alicante in first place, well ahead of the provinces of Malaga (31.8%) and Santa Cruz de Tenerife (29.6%). In the Valencian Community, foreigners account for 27% of transactions, which is the second-highest share in Spain after the Balearic Islands (29.5%).<\/p>\n<h2>Who buys and where in Alicante province<\/h2>\n<p>The most active foreign buyers throughout Spain \u2013 and especially in the Mediterranean region \u2013 were the British, accounting for 7.9% of all transactions involving foreigners. They are followed by Germans (6.5%), Dutch (6%), French (5.2%) and Italians (5%). Overall, 57.6% of purchases are made by EU countries and 18.3% by other European countries, while interest from Africa (8.2%) and Asia (6.4%) is growing.<\/p>\n<p>In Alicante, the main focus of foreign investment remains the southern part of the Costa Blanca coast \u2013 in particular <a href=\"https:\/\/alegria-premium.com\/en\/sale\/torrevieja\/\">Torrevieja<\/a>, <a href=\"https:\/\/alegria-premium.com\/en\/sale\/orihuela_costa\/\">Orihuela Costa<\/a> and <a href=\"https:\/\/alegria-premium.com\/en\/sale\/guardamar\/\">Guardamar del Segura<\/a>. In turn, in the north, in the towns of <a href=\"https:\/\/alegria-premium.com\/en\/sale\/javea-xabia\/\">Javea<\/a>, <a href=\"https:\/\/alegria-premium.com\/en\/sale\/calpe\/\">Calpe<\/a>, <a href=\"https:\/\/alegria-premium.com\/en\/sale\/altea\/\">Altea<\/a> and <a href=\"https:\/\/alegria-premium.com\/en\/sale\/benissa\/\">Benissa<\/a>, investors from Northern and Central Europe with high purchasing power prevail.<\/p>\n<h2>Transaction volume and housing price dynamics<\/h2>\n<p>From July to September, 13,261 housing purchase and sale transactions were registered in the province of <a href=\"https:\/\/alegria-premium.com\/en\/sale\/alicante\/\">Alicante<\/a>, which is 0.3% more than in the previous quarter and 11% more than a year earlier. This volume places the province third in Spain in terms of total number of transactions, behind only Madrid (20,081) and Barcelona (18,104).<\/p>\n<p>The average price per square metre in the province reached 2,120 euros, with a quarterly increase of 4.6% \u2013 one of the highest in all of Spain \u2013 and an annual increase of 11.4%. In the case of <a href=\"https:\/\/alegria-premium.com\/en\/\">new builds<\/a>, this figure amounted to 2,823 euros (+10.2%), while for resale properties it was 1,958 euros\/m\u00b2 (+2.3%). In the city of Alicante, the average price reached 2,001 euros\/m\u00b2, with an annual increase of 8.4%.<\/p>\n<h2>Mortgage market and housing affordability<\/h2>\n<p>In the Valencian Community as a whole, 27,578 housing purchase and sale transactions were registered in the third quarter of 2025 (3.9% more than in the previous quarter), with strong growth in the new-build segment (+15.2%). This autonomous community accounts for 15.6% of all transactions in the country; only Andalusia and Catalonia have higher shares.<\/p>\n<p>From July to September, 14,839 housing mortgage loans were formalised in the Valencian Community. The average interest rate on new loans was 3.12%, the second highest in the country, although it has been declining for six consecutive quarters.<\/p>\n<p>The average mortgage debt increased by 2.7% to 128,556 euros, and the average monthly payment reached 620 euros. This is equivalent to 29.6% of wages, indicating a deterioration in affordability compared to the previous quarter.
