A study by Foro Consultores Inmobiliarios covering 2022\u20132025 shows that the average price of newly built apartments rose by 63% over three years, and the price per square meter increased by 75% due to land shortages and strong demand.<\/p>\n<p>At present, the average price of the properties analyzed reaches \u20ac347,000. For the most common housing type \u2013 three-bedroom apartments \u2013 it is around \u20ac394,000.<\/p>\n<p>The rise is even more noticeable when looking at the price per 1 sq. m \u2013 \u20ac3,772\/m2, which is 75% higher than in 2022. In some districts, the increase was especially intense: in L\u2019Olivereta and Jes\u00fas, prices doubled, while in Patraix, Benicalap, and Quatre Carreres growth ranged from 70% to 90%. A moderate increase (around 11%) was recorded only in Rascanya.<\/p>\n<h2>How many units are still available<\/h2>\n<p>The available supply is very limited for a city of this size. Currently, Valencia has 43 new development projects, comprising 2,072 initial units. Of these, only 839 remain for sale \u2013 about 40% of the total.<\/p>\n<p>This is a very low figure for a municipality with a population of around 850,000. At the current average sales pace, the existing stock will be exhausted in less than nine months if no new units come onto the market.<\/p>\n<p>Most of the supply (almost 46% of the apartments listed for sale) is concentrated in Quatre Carreres, Patraix, and Campanar. By contrast, no new development projects were found in areas such as El Pla del Real, Algir\u00f3s, or Benimaclet. In Ciutat Vella, there is only one active project with eight units, of which just four are still available.<\/p>\n<p>In addition, some areas have lost supply compared to 2022. For example, in Quatre Carreres it fell from more than 1,400 initial units to fewer than 500, and in Patraix \u2013 from around 600 to 260.<\/p>\n<h2>The key issue: land shortages and rising costs<\/h2>\n<p>One of the main problems is the lack of land for construction. Valencia has almost no ready-to-build plots left, and the few that exist are offered at very high prices. Added to this is the rise in construction costs, which makes it difficult to launch new projects.<\/p>\n<h2>Differences between districts and housing formats<\/h2>\n<p>Differences between districts remain very noticeable. The average price of new builds in Poblats Mar\u00edtims is around \u20ac600,000, while in Pobles del Sud it is around \u20ac200,000. In terms of price per square meter, Poblats Mar\u00edtims reaches \u20ac6,000, while Ciutat Vella and L\u2019Eixample are around \u20ac5,500.<\/p>\n<p>Three-bedroom units are still the most common, accounting for 46% of the total; they are followed by two-bedroom properties (32%) and one-bedroom units (13%). The analyzed properties have an average floor area of 91.24 m2, while three-bedroom apartments reach 108.63 m2. Compared to 2022, there is a clear trend toward smaller unit sizes \u2013 especially in the city center, where housing is more oriented toward investors.<\/p>\n<h2>Who buys new builds in Valencia<\/h2>\n<p>The buyer profile in the capital of the Valencian Community is primarily local residents with medium-to-high incomes.
