According to the company, the premium segment has strengthened its role as a \u201csafe haven for capital\u201d amid economic uncertainty, inflationary pressure and legislative changes.<\/p>\n<p>During the last financial year, transactions worth more than \u20ac1.5 million showed steady growth, driven by foreign demand and increasingly limited supply. In addition, more than 20% of transactions in the premium segment involved <a href=\"https:\/\/alegria-premium.com\/en\/about\/\">foreign investors<\/a>, confirming Spain\u2019s structural appeal as a place of residence for high-net-worth individuals.<\/p>\n<p>According to the analysis, the average price of luxury housing sold in 2025 was about \u20ac2.6 million, exceeding \u20ac5 million in the most exclusive locations. One of the most dynamic markets was <a href=\"https:\/\/alegria-premium.com\/en\/sale\/madrid\/\">Madrid<\/a>, with annual price growth of more than 6% in prestigious areas such as Salamanca, El Viso, La Moraleja and Puerta de Hierro. On the other hand, on the Costa del Sol coast \u2013 especially in Marbella, Benahav\u00eds and Sotogrande \u2013 growth ranges from 4% to 7%.<\/p>\n<h2>Where the supply of luxury housing is concentrated<\/h2>\n<p>Around 90% of the supply of homes priced above \u20ac1 million is concentrated in six autonomous communities:<\/p>\n<ul>\n<li>the Balearic Islands;<\/li>\n<li>the Community of Madrid;<\/li>\n<li>the Canary Islands;<\/li>\n<li>Andalusia;<\/li>\n<li>the Valencian Community;<\/li>\n<li>Catalonia.<\/li>\n<\/ul>\n<p>The Balearic Islands lead the ranking, accounting for approximately 43% of luxury residential properties listed for sale, with an average price exceeding \u20ac5,100\/m2. They are followed by <a href=\"https:\/\/alegria-premium.com\/en\/sale\/madrid\/\">Madrid<\/a> (24%), with an average price above \u20ac4,500\/m2, the Canary Islands (12%), with an average price close to \u20ac3,200\/m2, and Andalusia, namely the Costa del Sol (more than 10%), where the average price is around \u20ac2,800\/m2.<\/p>\n<p>The Valencian Community and Catalonia round out the leading group, accounting for more than 8% and about 7.5% of the luxury housing market respectively. At the same time, the strongest growth is observed in the provinces of <a href=\"https:\/\/alegria-premium.com\/en\/sale\/alicante\/\">Alicante<\/a> and <a href=\"https:\/\/alegria-premium.com\/en\/sale\/valencia\/\">Valencia<\/a> \u2013 around 18% year-on-year.<\/p>\n<h2>Boom in high-end rentals<\/h2>\n<p>Another fact highlighted in the report was the \u201cboom in high-end rentals\u201d as a strategic formula for buyers and investors. The rental market ended 2025 with annual growth of more than 8%, reaching historic highs. This phenomenon is driven by rising international mobility, delayed purchase decisions and limited supply on the market.<\/p>\n<p>Demand for rental housing priced above \u20ac3,000 per month increased most noticeably in Madrid, Barcelona, Marbella and Ibiza.
