The Costa Blanca coast has once again found itself at the center of Spain\u2019s real estate market. The results of 2025 provide a clear picture: high activity, prices at historic highs and a market largely dependent on foreign demand. Against this backdrop, Javea sets the upper price limit, while Torrevieja leads in the number of purchase and sale transactions, according to Eurojavea\u2019s Costa Blanca real estate market report.<\/p>\n

Alicante Province Enters Spain\u2019s Top Three<\/h2>\n

In 2025, 53,385 home purchase and sale transactions were registered in Alicante province, including 9,860 involving new-build properties, which is 2.9% more than in 2024. As a result, the province ranks third in Spain in terms of real estate market activity. In the last quarter of the previous year, activity declined slightly (-6.6%), but it still remains at a historically high level.<\/p>\n

Most activity is concentrated in a small number of municipalities \u2013 especially in the south of the province. Torrevieja<\/a> acts as the main driver of the market, with 1,780 purchase and sale transactions in the fourth quarter, and is also among the most active municipalities in all of Spain.<\/p>\n

It is followed by the provincial capital, Alicante (1,601), Orihuela (1,244), Elche (813), Denia (480), Santa Pola (471), Guardamar del Segura (349), Pilar de la Horadada (305), Javea (289), Villajoyosa (287) and Calpe (253). This distribution points to two realities: the main volume of transactions is concentrated in the Vega Baja region, while Marina Alta and Marina Baja combine market activity with higher price levels.<\/p>\n

Javea Sets the Upper Price Limit<\/h2>\n

The municipality with the most expensive residential property in the entire Valencian Community is Javea \u2013 \u20ac3,436 per square meter (+13.3% year-on-year). However, double-digit price growth is seen in all major Costa Blanca towns, in many cases reaching the highest values ever recorded: Calpe (\u20ac3,042\/m\u00b2, +18.3%), Denia (\u20ac2,676\/m\u00b2, +14.2%); Santa Pola (\u20ac2,323\/m\u00b2, +19.7%), Alicante (\u20ac2,205\/m\u00b2, +17.1%), Torrevieja (\u20ac2,132\/m\u00b2, +17.6%), Villajoyosa (\u20ac2,039\/m\u00b2, +17.1%), Orihuela (\u20ac1,893\/m\u00b2, +15.3%) and Elche (\u20ac1,548\/m\u00b2, +18.4%).<\/p>\n

At the provincial level, the average price in Alicante stands at \u20ac2,074\/m\u00b2, which is 11.7% higher year-on-year. This confirms the upward trend observed since 2014, which, instead of easing, has only strengthened in recent quarters.<\/p>\n

Resale Housing Dominates the Market<\/h2>\n

Resale housing continues to clearly dominate the provincial market. In the last quarter, transactions involving resale properties were concentrated in Torrevieja (1,557 properties), Alicante (1,533) and Orihuela (1,006), followed by Elche (711), Santa Pola (419), Denia (356), Guardamar del Segura (258), Javea (253), Calpe (241), Pilar de la Horadada (241) and Villajoyosa (220).<\/p>\n

New-build housing, whose supply is much more limited, is concentrated in specific locations. In this respect, Orihuela leads the way (238), followed by Torrevieja (223), Denia (124), Elche (102), Guardamar del Segura (91), Alicante (68), Villajoyosa (67), Pilar de la Horadada (64), Santa Pola (52), Javea (36) and Calpe (12).<\/p>\n

Foreign Buyers Remain a Key Demand Factor<\/h2>\n

Another important factor influencing the market is demand from foreigners. Alicante province leads Spain in the share of home purchases made by citizens of other countries \u2013 43.3%. In addition, it accounts for 23.7% of the total number of such transactions nationwide.<\/p>\n

At the municipal level, this trend is especially noticeable in the south of the province. Torrevieja registered 1,529 purchase and sale transactions involving foreigners, followed by Orihuela (1,106) and Alicante (683). Santa Pola (349), Guardamar del Segura (242), Denia (210), Elche (203), Calpe (202), Javea (154) and Villajoyosa (142) also stand out. In addition, foreigners show higher purchasing power: the average transaction amount is \u20ac218,574, compared with \u20ac143,160 for Spanish buyers.<\/p>\n

As for nationalities, the market is seeing a change of leader. The ranking is headed by Dutch buyers, with 1,004 transactions, ahead of the British (831), Belgians (740), Poles (643) and Germans (548).<\/p>\n

Asking Prices Point to Further Growth<\/h2>\n

Asking prices are increasing upward pressure and point to further rises. In December 2025, the most expensive homes were offered in Javea (\u20ac3,879\/m\u00b2), Calpe (\u20ac3,481\/m\u00b2) and Denia (\u20ac3,275\/m\u00b2). Prices exceeded \u20ac2,000\/m\u00b2 in Orihuela (\u20ac2,854\/m\u00b2), Santa Pola (\u20ac2,584\/m\u00b2), Alicante (\u20ac2,508\/m\u00b2) and Torrevieja (\u20ac2,392\/m\u00b2). These figures reflect a market in which high demand and limited supply continue to put pressure on prices, with no clear signs of correction in the short term.<\/p>\n
