The residential property market in the province of Alicante<\/a> is entering the second half of 2026 amid rapid price growth and limited affordability.<\/p>\n

According to Tinsa Accumin, the average price of housing \u2013 both new and resale \u2013 grew here by 20.7% year-on-year in the second quarter of this year, or 4% quarter-on-quarter, reaching 1,979 euros per m\u00b2.<\/p>\n

Alicante is among the provinces with the strongest price growth<\/h2>\n

These figures place Alicante among the provinces with the highest price growth in the country.<\/p>\n

The data show that the strongest provincial increases were recorded in Toledo (24.8%), Albacete (21.1%), Gipuzkoa (20.8%), and Alicante and Valencia, both at 20.7%.<\/p>\n

Coastal areas and markets under pressure from tourism once again stand out as clear hotspots of tension.<\/p>\n

Benidorm is the clearest example in the province<\/h2>\n

The most striking example within the province is Benidorm<\/a>, where the price reaches 2,849 euros\/m\u00b2.<\/p>\n

Benidorm is among the most expensive municipalities analysed in the report outside the major metropolitan areas, behind only Marbella (3,694 euros\/m\u00b2) and Getxo (3,609 euros\/m\u00b2).<\/p>\n

It also appears among the cities that have already exceeded the peak levels of the 2007 property bubble in nominal terms, alongside Marbella, V\u00e9lez and San Crist\u00f3bal de La Laguna.<\/p>\n

Price growth is visible across the province<\/h2>\n

As expected, the pressure is not concentrated exclusively in Benidorm.<\/p>\n

Among the municipalities in Alicante province highlighted in the Tinsa Accumin report, the average price in Torrevieja<\/a> reached 1,967 euros\/m\u00b2, with annual growth of 18.8%.<\/p>\n

In Orihuela, the figures stand at 2,021 euros\/m\u00b2 and 15.6%; in Elche, 1,599 euros\/m\u00b2; and in Elda, 867 euros\/m\u00b2 and 12.7%.<\/p>\n

In terms of quarterly growth, one of the highest among the 84 municipalities analysed was recorded in Alcoy \u2013 7.1%, with a price of 855 euros\/m\u00b2.<\/p>\n

The provincial capital has already surpassed the 2007\u20132008 peaks<\/h2>\n

In the city, the price reaches 2,060 euros\/m\u00b2, with annual growth of 16.8% and quarterly growth of 3.3%.<\/p>\n

Unlike the province as a whole, the capital has already exceeded the 2007 and 2008 highs and is 5.1% above that level in nominal terms, while cumulative growth since the market lows has reached 78.5%.<\/p>\n

Housing affordability is worsening<\/h2>\n

Across the province as a whole, prices remain 1.4% below the bubble-period peaks in nominal terms, although growth from the lows recorded after the crisis has already reached 84.4%.<\/p>\n

The tension is also affecting housing affordability: Alicante is among the 14 provinces where the theoretical cost of purchase exceeds the 35% income threshold considered reasonable.<\/p>\n

In a broader context, the Valencian Community leads the pace of residential property market growth among all Spanish autonomous communities, showing annual growth of 20.7%.<\/p>\n

In terms of prices, Alicante province is ahead of Valencia (1,849 euros\/m\u00b2) and Castell\u00f3n (1,364 euros\/m\u00b2).<\/p>\n

The property market is clearly under pressure, with tourism demand, demand for coastal housing and the recovery in property values after the crisis all converging.<\/p>\n

In addition, rising prices have a direct impact on the financial resources needed to buy a home.<\/p>\n

Buying a standard home in Benidorm requires 2,813 euros in monthly income<\/h2>\n

According to an Accumin Intelligence analysis, Benidorm is the city in the province where the highest level of income is required to buy a standard 100 m\u00b2 home with a conventional mortgage: 2,813 euros net per month per household.<\/p>\n

The calculation is based on financing of 80% of the appraised value and on the monthly mortgage payment not exceeding 35% of household income, taking into account average housing prices, property size and standard financing conditions.<\/p>\n

With this figure of 2,813 euros, Benidorm ranks 11th among the 60 cities analysed and is ahead of capitals such as Valencia, Seville and Vitoria.<\/p>\n

The report links this situation to markets where strong demand \u2013 especially from foreign buyers and those purchasing a second home \u2013 continues to drive price growth.<\/p>\n

Differences within Alicante province remain significant<\/h2>\n

In the provincial capital, buying a home with the same characteristics would require 1,991 euros net per month \u2013 a figure almost identical to the Spanish average of 1,999 euros.<\/p>\n

Elche, meanwhile, shows the lowest financial burden among the three major cities in the province included in the analysis: 1,531 euros net per month.<\/p>\n

Tourist housing adds pressure along the coast<\/h2>\n

The price dynamics coincide with the strong influence of the tourism market across much of the Alicante coastline.<\/p>\n

One of the clearest examples is Torrevieja, which is among the national top 10 municipalities with the highest number of tourist-use homes, or VUT, listed on digital platforms.<\/p>\n

According to the latest report on tourist housing in Spain, published by the National Statistics Institute INE and analysed by Idealista based on May 2026 data, Torrevieja offers 3,887 tourist homes, the tenth-highest figure in the country.<\/p>\n

Torrevieja is behind only major urban and tourist centres such as Madrid, M\u00e1laga, Barcelona, Marbella, Seville, Valencia, Mijas, La Oliva and Arona.<\/p>\n

Tourist housing is therefore widespread along the province\u2019s entire coastline.<\/p>\n

After Torrevieja, the municipalities in Alicante province with the largest supply on platforms are Calpe<\/a> (2,943 properties), D\u00e9nia (2,926), Alicante (2,854), Benidorm (2,564), J\u00e1vea (2,406) and Orihuela (2,090).<\/p>\n
