Foreign buyers are the main driving force behind the luxury housing market in Spain<\/a> on the Costa Blanca, accounting for 72% of all purchase transactions.<\/p>\n

Within this sample, the most exclusive properties, starting from 2 million euros, represent around 10% of transactions, strengthening the Costa Blanca\u2019s position as one of Europe\u2019s most attractive destinations for high-net-worth buyers.<\/p>\n

They are predominantly buyers from Northern and Western Europe \u2013 mainly from the United Kingdom, the Netherlands and Germany.<\/p>\n

What types of luxury properties buyers choose<\/h2>\n

According to Berkshire Hathaway HomeServices Spain, the strongest demand in the luxury property segment is for detached modern-design villas<\/a> \u2013 both new-build and fully renovated properties \u2013 with sea views, spacious outdoor areas and high construction quality.<\/p>\n

Penthouses and apartments<\/a> with large terraces, high-quality finishes and architecture, exceptional locations, beautiful views, privacy and services matching the expectations of the most demanding buyers are also especially attractive.<\/p>\n

Finally, country estates remain among the most sought-after assets in this segment, although their supply is limited.<\/p>\n

Clients particularly value renovated properties in advantageous locations that are ready to move into.<\/p>\n

The most expensive areas of the Costa Blanca<\/h2>\n

The highest prices on the Costa Blanca are found in exclusive locations with views of the Mediterranean Sea, on the seafront or on elevated plots that offer privacy and belong to established areas with high-end villas.<\/p>\n

Among the most valuable areas is El Portet in Moraira \u2013 both on the seafront and on elevated plots with open views.<\/p>\n

Altea Hills<\/a> also stands out thanks to its dominant position, panoramic views, security and surroundings of luxury villas.<\/p>\n

Other top-priced destinations include Benissa Costa, especially its coastal strip and elevated properties with sea views, as well as Les Rotes in D\u00e9nia, where supply is extremely limited.<\/p>\n

In these areas of the Costa Blanca, properties with first-class finishes and architecture can reach 8,000 euros\/m\u00b2 and, in exceptional cases, even exceed that figure.<\/p>\n

New-build and scarce premium properties will continue to rise in value<\/h2>\n

Representatives of BHHS Spain expect that, through the end of 2026 and into 2027, prices for new-build properties and genuinely scarce premium assets will continue to rise.<\/p>\n

At the same time, part of the overpriced supply on the resale market will have to adjust its expectations.<\/p>\n

Second homes are gradually becoming primary residences<\/h2>\n

The most common motivation for buying property in this region is its use as a second home for personal enjoyment.<\/p>\n

Foreign buyers want to spend their holidays and increasingly longer periods of the year on the Costa Blanca \u2013 a trend reinforced by remote work.<\/p>\n

As a result, they initially use the property seasonally, but in the medium term many begin to consider making it their main place of residence.<\/p>\n
