What is a country estate in Spain?<\/h2>\n

A country estate in Spain is a detached house with a large plot of land. While detached houses and villas usually have plots of a few hundred square metres, estates are measured in hectares. An estate almost always includes woodland or hunting grounds, or is partly used for farming or agriculture.<\/p>\n

As in Russian, Spanish has several synonyms for country houses with large plots of land: casa rural, finca, finca rustica, cortijo, mas\u00eda. They all mean roughly the same thing: a rural house, a farm, a manor, an estate. Different regions of Spain may prefer different names.<\/p>\n

Technically, buying a country estate in Spain is not difficult: the purchase procedure is standard, so the buyer of a studio and the buyer of a huge estate go through the same procedure for transferring ownership.<\/p>\n

However, when preparing to buy a country estate in Spain, you need to pay close attention to a few points. This is because of the different categories of land and the restrictions on building. The type, area, number of storeys and number of buildings on a plot may be strictly regulated, and any breach of the rules can lead to huge fines for the owner. Depending on the region, the maximum permitted built area is 1% to 2% of the plot area.<\/p>\n
