European tourists and, first of all, residents of the Foggy Albion discovered Orihuela Costa several decades ago, and ever since then demand for <a href=\"https:\/\/alegria-realestate.com\/en\/sale\/orihuela-costa\" target=\"_blank\" rel=\"noopener\">real estate<\/a> in this part of the province of Alicante is constantly growing. Following the demand, the supply is also growing: new building activities are taking place throughout Orihuela Costa, and infrastructure, development and quality of works and materials are aimed at discerning foreign buyers.<\/p>\n<p>The most common types of property on Orihuela Costa are bungalows, townhouses, detached and semi-detached houses and villas. Housing stock mostly consists of low-rise buildings, but high-rise complexes with apartments and studios can also found in some areas of the coast. Some of the best urbanizations are located near the golf clubs Las Colinas Golf &amp; Country Club, Las Ramblas Golf, Villamart\u00edn Golf and Golf Campoamor Hotel, as well as near Zenia Boulevard Shopping Center, and the <a href=\"https:\/\/alegria-realestate.com\/en\/articles\/city-of-spain\/cabo-roig-beach-property\" target=\"_blank\" rel=\"noopener\">Cabo Roig<\/a> area is famous for its villas.<\/p>\n<p>Residential area stretches along the sea and deep into the coastline for many kilometers. The closer to the sea, the higher the price, although there is one exception \u2013 the Las Colinas Golf area that will be described below. But if you drive away a little further from the first and second line, and excellent budget options can be found. The average cost per square meter of housing sold on the secondary market at the end of 2021 on Orihuela Costa is 1,965 \u20ac. At the same time, more than 30 new residential complexes are under construction on the coast, their commissioning is either scheduled for the near future, or has past.<\/p>\n<p>The coast of Orihuela Costa is divided into 13 districts, each with a different kind of development and prices. New construction is actively underway in 9 districts. It is administratively divided into two parts: the northern part belongs to Torrevieja, and the southern part belongs to Orihuela Costa. And if the northern part is built up mainly with high-rise buildings and apartment complexes, then the southern part is represented by almost all possible types of housing: apartments, bungalows, townhouses, cottages and villas. Currently, there is no new construction, and real estate on the secondary market is represented by apartments, bungalows, townhouses and cottages. This is one of the most popular areas on the coast: prices here are slightly lower than in the neighboring ones, and the location is very good. There are numerous supermarkets, gas stations, bank offices, a large shopping center \u00abZenia Boulevard\u00bb and other infrastructure facilities nearby. The distance from the sea is offset by silence and tranquility. A very large percentage of the population are foreigners, the demand for real estate continues to be high, new construction is actively underway. New detached houses with 3, 4 and 5 bedrooms are available in the urbanizations \u00abEl Mirador\u00bb and \u00abResidencial Pink Paradise\u00bb. All four new buildings are located in an actively developing green area about 3-4 km from the sea. Most of them are ready for moving in immediately. These houses have their own land plots with swimming pools.<\/p>\n<h2>La Zenia is the most active area of Orihuela Costa with a large offer of new buildings<\/h2>\n<p>La Zenia is the most active area of Orihuela Costa that got impetus for its development after the construction of a large shopping center Zenia Boulevard. In a matter of years, all the free construction sites in the vicinity of the shopping center were built up with modern urbanizations. The demand for real estate in this area remains stable at a high level: housing is purchased both for their own residence and for investment purposes, mainly for short-term tourist rentals.<\/p>\n<p>La Zenia has everything you need for a comfortable year-round stay, as well as for active recreation and vacations: shopping and entertainment infrastructure, a huge number of bars, restaurants, shops, a hotel and two excellent sandy beaches.<\/p>\n<p>The most expensive offers in the La Zenia area are located in the coastal zone. However, it should be borne in mind that this is mainly old housing stock. Perhaps the La Zenia area is ahead of all other areas of Orihuela Costa in terms of the amount of new development.<\/p>\n<h2>Cabo Roig is an area of Orihuela Costa with expensive real estate by the sea<\/h2>\n<p>Cabo Roig is one of the most expensive areas of Orihuela Costa. This is a zone of villas and mansions with rare complexes of townhouses and residences with apartments. Quiet winding streets are surrounded by greenery. New construction is not underway here due to the lack of available land plots. But from time to time, old villas come on the market: they can either be restored or demolished and rebuilt according to a new project.<\/p>\n<p>The area is spread over a high rocky shore, so beautiful views of the coast are offered from many houses, even those located not on the first line of the sea. Cabo Roig has its own beach, several beautiful coves and a yacht marina.<\/p>\n<p>Cabo Roig is popular among both Spaniards and foreigners. Demand for long-term and short-term rentals in this area exceeds supply. It is simply impossible to find a free holiday villa in the beginning of summer: many houses are booked up months in advance. It is stretching out in a narrow costal strip until Campoamor. From the west, it is bounded by highway N-332. The main type of development is closed residential complexes with apartments, bungalows and townhouses. But, all over the coast, there are many detached houses and villas. This neighborhood may safely be called if not English, then certainly European: Spanish is loosing against English here. Bars, restaurants, shops and other small business is almost entirely focused on English-speaking customers. As 1-, 2- or 3-bedroom apartments at a price of 152,800 \u20ac are offered for sale in the area of the shopping center \u00abZenia Boulevard\u00bb, as well as detached houses in the urbanization \u00abPalm Beach\u00bb at a price of 349,000 \u20ac (5 minutes by car to the sea, 500 m to the shopping center). If the choice fell on apartments, then residential complexes like \u00abResidencial Muna\u00bb and \u00abTurquesa del Mar\u00bb could be your starting point.<\/p>\n<h2>Dehesa de Campoamor is the southernmost neighborhood of Orihuela Costa<\/h2>\n<p>Campoamor is the southernmost area of Orihuela Costa. It is modern, green, very diverse in its constructions \u2013 suitable for both recreation and permanent residence. There are some of the best seaside restaurants of the coast here, as well as a yacht marina and a magnificent sandy beach.<\/p>\n<p>The coastal zone is densely built up with high-rise residential complexes and townhouses. An area of low-rise residential complexes and villas begins a little further from the sea. The high-rise buildings offer some of the most beautiful views on the coast of Orihuela. Dehesa de Campoamor goes just a bit inferior by the cost of property compared with the neighborhoods of Aguamarina and Punta Prima, i.e. it belongs to expensive areas.<\/p>\n<ul>\n<li>Average value per square meter of housing on the secondary market is 2,435 \u20ac<\/li>\n<li>Studios \u2013 prices from 59,000 \u20ac<\/li>\n<li>1-bedroom apartments \u2013 prices from 60,000 \u20ac<\/li>\n<li>2-bedroom apartments \u2013 prices from 77,000 \u20ac<\/li>\n<li>3-bedroom apartments \u2013 prices from 96,000 \u20ac<\/li>\n<li>Townhouses and semi-detached houses \u2013 prices from 110,000 \u20ac<\/li>\n<li>Prices for detached houses start at 159,000 \u20ac<\/li>\n<li>Small villas \u2013 prices from 500,000 \u20ac<\/li>\n<li>Luxury villas \u2013 prices from 900,000 \u20ac<\/li>\n<\/ul>\n<p>New 2- or 3-bedroom apartments, as well as penthouses can be found at a price of 140,000 \u20ac in two modern residential complexes \u00abSeagardens\u00bb and \u00abAltos de Campoamor\u00bb.<\/p>\n<h3>Villamart\u00edn \u2013 Las Filipinas is an area of Orihuela Costa for golf lovers and with a large offer of new buildings<\/h3>\n<p>This neighborhood and the two described below are special, because they were formed around several golf clubs. In the Villamart\u00edn area, there is the Villamart\u00edn Golf Club of the same name \u2013 a huge green oasis around which modern urbanizations are built. Beautiful views of the golf course are offered from the windows of many houses. The main type of building is low-rise one. Real estate is actively being sold and bought here, and even more it is actively being built. Villamartin is the leader in the number of new buildings. To date, there are about ten new projects on the market.<\/p>\n<p>Villamartin is an actively developing area with its shopping malls, numerous shops, bars, restaurants, banks. The international British school El Limonar is also located here.
