The relative demand ranking for the purchase and sale market of residential real estate in Spain, presented by Idealista, includes municipalities where more than 1,300 listings were published between January and March 2026. Among the cities with the largest supply on the market, provincial capitals continue to dominate the search for homes to buy compared with other large municipalities.
First place in the ranking is held by Madrid, despite the fact that the average price of homes for sale there exceeds €608,400. The Spanish capital is followed by Zaragoza, with an average price of €235,147, and Valencia, where this figure stands at €323,423. The top ten also includes Las Palmas (€302,281), L’Hospitalet de Llobregat (€195,620), Valladolid (€232,415), Barcelona (€468,276), Vitoria (€319,591), Seville (€278,428) and A Coruña (€335,924).
Alicante Province Leads in the Number of Municipalities in the Ranking
The largest representation in the ranking, with 16 out of 84 municipalities, belongs to Alicante province. In addition to the provincial capital, the list includes Elche, Santa Pola, Denia, Benidorm, Torrevieja, Altea, Javea and Calpe. The next most notable provinces are Malaga (9), Barcelona and Murcia (6 each), and Cadiz (5).

As for average prices, according to the study, the top ten cities with the most expensive housing are as follows:
