In 2025, residential property in Spain rose in price by an average of 12.7%. This is the most significant increase since 2007 (9.8%), when the National Statistics Institute (INE) began publishing the Housing Price Index (HPI).
New-build and resale housing
The price of new housing increased by an average of 11.3%, which is also the highest figure since 2007 (11.9%). Taking last year’s growth into account, new-build prices have been rising for 12 consecutive years. In turn, the price of resale housing increased by 12.9% in 2024, which is also the biggest rise since 2007 and has been increasing for 12 years.
Fourth-quarter 2025 dynamics
In the fourth quarter of 2025, growth reached 12.9% compared to the same period of the previous year. This is the highest figure since the first quarter of 2007, when growth exceeded 13%. New builds rose in price by 11.2% during this period – the highest level since the second quarter of 2025.
Price growth across the autonomous communities
In 2025, housing prices increased in all Spanish autonomous communities. The highest average growth was recorded in Murcia (14.3%), Aragon and Castile and León (14% in both cases), followed by La Rioja (13.9%), Asturias (13.5%), the Community of Madrid (13.4%), Andalusia (13.1%) and the Valencian Community (12.9%). The most moderate growth was seen in Catalonia (11.3%), Castilla-La Mancha (11.5%), Cantabria and the Canary Islands (11.8% each).
