Branded developments, also known as “branded residences”, are gaining popularity in the luxury segment of the Spanish property market. These developments are linked to prestigious brands and offer residents exclusive design and services. The valuation company Tecnitasa has gathered the latest and most impressive projects of this kind under way in Spain.
As a phenomenon associated with luxury, branded developments stand out for their privileged locations. In Spain they have found a home in regions such as Madrid, Barcelona, Málaga and the Canary Islands. At present Madrid and Marbella lead this segment, with 12 projects under way in Marbella.
Madrid, for its part, is positioning itself as one of the most sought-after luxury destinations internationally, especially among Latin American investors. Well-known hotel groups such as Four Seasons, Mandarin Oriental and Ennismore are already carrying out projects in the Spanish capital, which underlines its steady growth in this market.
There are two main types of branded residences: some are linked to hotel groups, others to other luxury brands. The first are more common and are managed by hotel groups offering five-star services such as security, an in-house restaurant, a spa, a concierge, laundry and housekeeping. Prominent examples are Four Seasons, Hilton, Marriott and Accor. In this model the owners usually use the residences for only part of the year and let the hotel group manage the property for the rest of the time.
The second type of branded residence is linked to brands from the world of fashion (Fendi, Dolce&Gabbana, Karl Lagerfeld and Bvlgari) or the car industry (Lamborghini, Porsche and Bentley).
