The real estate market in the province of Alicante is maintaining its growth momentum, which is leading to a steady increase in sale and rental prices. This trend, which is characteristic of Spain as a whole, is especially visible in the province, where housing costs continue to rise and widen the gap between coastal and inland municipalities. As a result, the Costa Blanca is among the regions with the strongest growth in the country, in a context marked by demand pressure and a mismatch between prices and household incomes.
Price dynamics according to Gesvalt
According to the “Price Dynamics” report prepared by the consulting firm Gesvalt, in the second quarter of 2025 housing prices in the province of Alicante rose by 14.6% year-on-year. This puts the province behind only Madrid (15.8%) and Santa Cruz de Tenerife (15.4%), and ahead of Valencia (14.2%), Malaga (14.0%) and Barcelona (13.6%).
Average sale and rental prices
The study indicates that the average sale price of housing in the province of Alicante reached 1,740 €/m² (+14.6%), while the average rent climbed to 12.49 €/m² per month (+8.5%). In the Valencian Community as a whole, the average sale price is 1,501 €/m² (+11.8%), while the average rent amounts to 11.63 €/m² per month. At national level, the average housing price stands at 1,816 €/m² (+12.7%). In both cases, the province of Alicante exceeds the average figures for both the autonomous community and Spain as a whole.
Cities leading in housing costs
The Gesvalt report details price dynamics in several municipalities of the province of Alicante in the second quarter of the year. The data show significant differences between the province’s main population centres.
In the provincial capital, the average sale price reaches 1,684 €/m², while the average rent is 11.86 €/m² per month. In Benidorm, the highest sale and rental prices in the entire province are recorded: 2,457 €/m² and 16.89 €/m² per month respectively. Third place goes to Orihuela (1,626 €/m² and 10.48 €/m² per month), followed by Torrevieja (1,578 €/m² and 10.40 €/m² per month) and Elche (1,365 €/m² and 7.76 €/m² per month).
The gap between the coast and inland areas
In inland areas of the province, prices are more contained, and the lowest figures in the sample are found in Alcoy and Elda. In Alcoy, the sale price stands at 844 €/m² and the rent at 6.34 €/m² per month, while in Elda they amount to 748 €/m² and 6.14 €/m² per month respectively. Thus, the difference between inland municipalities and those on the coast exceeds 1,700 €/m² in the case of sales and more than 10 €/m² per month for rentals.
