Why it is a valley, not just a pueblo

Hondón de las Nieves – El Fondó de les Neus in Valencian – officially belongs to the Medio Vinalopó comarca in the south-west of Alicante province. It is around 35 km from the city of Alicante, or approximately 30–40 minutes by car. Alicante–Elche Airport is roughly the same distance away.

The municipality lies in a small, fertile valley enclosed by the Sierra de Crevillente and Sierra de Algayat mountain ranges. This is why local residents rarely speak simply of “Hondón”; instead, they refer to the Hondón Valley, a name that encompasses several neighbouring communities: Hondón de las Nieves, Hondón de los Frailes, La Canalosa and La Solana.

The mountains shelter the valley from coastal winds, making the climate noticeably drier and more continental. Summer temperatures can rise above 40°C, while winter nights may fall below freezing. More than 300 days of sunshine a year help to balance this out, but anyone considering a move should understand that this is not the Costa Blanca in the usual sense. It is rural Spain, with vineyards outside the window.

A brief history

The area was inhabited long before it acquired its present name. Nearby Cueva del Rollo is a Late Palaeolithic site, while traces of Iberian and Roman cultures have been found throughout the valley. The Moors controlled these lands until 1246, when Christian forces conquered them.

For many years, the area fell under the jurisdiction of neighbouring Aspe. It gained independence only in 1839, when Hondón de las Nieves and Hondón de los Frailes formed a single municipality. They separated in 1926 and have remained two distinct, though closely connected, neighbours ever since.

There is also a charming legend surrounding the origin of the name. According to tradition, an image of the Virgin Mary appeared to local residents, but no one knew what title to give her. They decided to draw lots, writing several names traditionally used for the Virgin in Catholic Spain – such as Our Lady of Mercy or Our Lady of Consolation – on small wax balls and drawing them from a bag.

The same name appeared twice in succession: Virgen de las Nieves, Our Lady of the Snows. The villagers took this as a sign. The name has nothing to do with the local climate, as snow is extremely rare here, but the legend became so deeply rooted that the patron saint’s feast is still celebrated on 5 August.

As neighbouring Aspe, which governed the area for many years, venerates the same patron saint, the two towns continue to host the main celebration in alternate years.

What to see on a day trip

The heart of the village is Plaza de la Villa, framed by palm trees and colourful façades. The Ayuntamiento, or town hall, and the Casa de Cultura are located here. Just a few steps away stands the parish church of Nuestra Señora de las Nieves, built in the Baroque style in 1746.

During restoration work in 2007, 18th-century wall paintings were discovered by chance beneath layers of plaster, where they had remained hidden for several centuries. For such a small parish, the find was a major event.

Just outside the village, in the area known as La Cruz, stands the modest Ermita de San Isidro. Each year it becomes the destination of a romería, a traditional religious procession that includes the blessing of animals – an especially meaningful custom in an agricultural valley.

Those more interested in wine than architecture can visit Bodegas Cerdá, a family-run local winery with a shop and tastings, or learn about La Cova de Baco, a historic wine cave recently transformed into an enotourism venue.*

What drives the local economy

The local economy is closely tied to the land. Its best-known product is table grapes protected by the designation of origin “Uva de mesa embolsada del Vinalopó”. These are the famous grapes grown in protective paper bags and traditionally eaten in Spain on New Year’s Eve – one grape for each stroke of midnight.

The valley also produces almonds, olives and, naturally, wine grapes. Construction and limestone extraction have also played an important role, historically supplying building projects along much of the southern coast.

There are noticeably fewer employment opportunities here than on the coast, and tourism in the conventional sense is almost absent. Yet this is precisely what has attracted foreign residents over the past fifteen to twenty years, particularly British buyers, as well as Dutch and German residents.

The typical buyer is looking for a large plot of land, a home with an authentic Spanish village atmosphere and a price that would secure only half as much property on the coast.

Property in Hondón de las Nieves: what is available and how much it costs

The local property market is very different from the coastal market. The most typical property is a finca – a country house with land, often accompanied by olive trees, almond trees or a vineyard.

Prices vary widely. A modest house requiring renovation may be available from around €140,000, while a spacious villa or finca with a swimming pool and a substantial plot may cost between €250,000 and €450,000.

Another local feature is the cueva, or cave house, carved directly into the rocky ground. These homes remain cool in summer and warm in winter and are generally more affordable than conventional houses.

The La Montañosa development, situated between Hondón de las Nieves and Hondón de los Frailes, offers a more residential alternative to traditional rural living. It contains approximately 450 detached villas, and construction is still continuing.

Most residents are British, Dutch or German. The development has its own restaurant and a small social centre housed in a former farm building. It is an option for buyers who want rural tranquillity while retaining familiar amenities and living near neighbours with a similar background.

According to the latest Idealista figures cited in this article, the average residential property price in Hondón de las Nieves reached €1,945/m² in June 2026. This is considerably lower than the average along the Costa Blanca and explains much of the location’s appeal.

The trend is also significant: prices increased by 11.5% over the year, while the record high of €2,040/m² was recorded as recently as March 2026. The market subsequently adjusted slightly, falling by 3.8% compared with May and by 4.7% compared with early spring.

Such fluctuations are normal in small rural municipalities, where the number of transactions is limited, and should not necessarily be interpreted as a warning sign. The broader annual trend is clear: interest in the valley is growing steadily.

Who would enjoy living in Hondón?

It is important to be clear from the outset: this is not a destination for those dreaming of morning walks along the promenade and an evening aperitif overlooking the sea. The nearest beach is around 30–40 minutes away by car, and living here without your own vehicle would be difficult.

In return, you get peace and quiet, plots that are exceptionally large by coastal standards, authentic Spanish village life without the tourist gloss and prices that have become increasingly difficult to find elsewhere in Alicante province.
