According to data published by the real estate portal Fotocasa, asking prices for homes for sale in coastal regions of Spain have doubled over the past five years and in some cases even tripled.
In several cases, they have reached levels typical of the most exclusive districts of cities such as Madrid, Barcelona or San Sebastián.
Calpe ranks among the most expensive coastal towns
Among the coastal towns with the highest average housing prices in June 2026 are Sant Antoni de Portmany (8,284 euros/m²), Ibiza (7,441), Calvià (7,340), San Sebastián (7,158), Sitges (6,528), Marbella (5,767), Barcelona (5,368), Palma (5,275), Estepona (5,199), Fuengirola (5,098), Tarifa (5,094), Adeje (4,944), Calpe (4,877) and Getxo (4,869).
El Verger recorded one of the sharpest price increases
Fotocasa particularly highlights the case of El Verger in the province of Alicante, which is among the municipalities with the highest price growth over this period.
Prices rose by 305% compared with 2021, and the price per 1 m² of housing here reached 4,118 euros compared with 1,016 euros in June 2021.
Santa Eulària des Riu became the most expensive municipality
Santa Eulària des Riu in the Balearic Islands is the municipality with the highest housing prices – 8,491 euros/m² compared with 4,416 euros/m² in June 2021, an increase of 91%.
As a result, the average asking price for an 80 m² home in this town is 679,302 euros, compared with 353,298 euros five years ago.
Spain’s coast has become a market under strong price pressure
As Fotocasa explains, residential property on the Spanish coast has ceased to be merely a holiday destination and has become one of the markets with the strongest price pressure in the country.
In this context, the increasingly limited supply, the strong international appeal of these destinations and growing demand are highlighted, driven both by those looking for a permanent home and by those seeking a second residence, as well as by investors.
Where the lowest prices were recorded
Meanwhile, the lowest average prices were recorded in the following ten towns: Lepe (1,133 euros/m²), La Unión (1,208), Amposta (1,251), Vícar (1,263), Deltebre (1,310), Almassora (1,356), Nules (1,368), Adra (1,446), Burriana (1,455) and El Ejido (1,456).
