In 2025, residential property in Spain rose in price by an average of 12.7%. This was the most significant increase since 2007 (9.8%), when the National Statistics Institute (INE) began publishing the Housing Price Index (HPI).
New-build and resale housing dynamics
The price of new homes increased by an average of 11.3%, which is also the highest figure since 2007 (11.9%). Taking into account last year’s growth, prices for new-build properties have been rising for 12 consecutive years. Meanwhile, the price of resale housing went up by 12.9% in 2025, which was also the biggest increase since 2007, extending the upward trend to 12 years.
In the fourth quarter of 2025, prices rose by 12.9% compared with the same period of the previous year. This was the highest figure since the first quarter of 2007, when growth exceeded 13%. New-build homes rose in price by 11.2% over this period – the highest level since the second quarter of 2025.
Where housing prices rose the most
In 2025, housing prices increased in all Spanish autonomous communities. The highest average growth was recorded in:
- Murcia – 14.3%;
- Aragon and Castile and León – 14% in both cases;
- La Rioja – 13.9%;
- Asturias – 13.5%;
- the Community of Madrid – 13.4%;
- Andalusia – 13.1%;
- the Valencian Community – 12.9%.
The most moderate growth was observed in Catalonia (11.3%), Castile-La Mancha (11.5%), Cantabria and the Canary Islands (11.8% each).
