Who buys and where in Alicante province
The most active foreign buyers throughout Spain – and especially in the Mediterranean region – were the British, accounting for 7.9% of all transactions involving foreigners. They are followed by Germans (6.5%), Dutch (6%), French (5.2%) and Italians (5%). Overall, 57.6% of purchases are made by EU countries and 18.3% by other European countries, while interest from Africa (8.2%) and Asia (6.4%) is growing.
In Alicante, the main focus of foreign investment remains the southern part of the Costa Blanca coast – in particular Torrevieja, Orihuela Costa and Guardamar del Segura. In turn, in the north, in the towns of Javea, Calpe, Altea and Benissa, investors from Northern and Central Europe with high purchasing power prevail.
Transaction volume and housing price dynamics
From July to September, 13,261 housing purchase and sale transactions were registered in the province of Alicante, which is 0.3% more than in the previous quarter and 11% more than a year earlier. This volume places the province third in Spain in terms of total number of transactions, behind only Madrid (20,081) and Barcelona (18,104).
The average price per square metre in the province reached 2,120 euros, with a quarterly increase of 4.6% – one of the highest in all of Spain – and an annual increase of 11.4%. In the case of new builds, this figure amounted to 2,823 euros (+10.2%), while for resale properties it was 1,958 euros/m² (+2.3%). In the city of Alicante, the average price reached 2,001 euros/m², with an annual increase of 8.4%.
Mortgage market and housing affordability
In the Valencian Community as a whole, 27,578 housing purchase and sale transactions were registered in the third quarter of 2025 (3.9% more than in the previous quarter), with strong growth in the new-build segment (+15.2%). This autonomous community accounts for 15.6% of all transactions in the country; only Andalusia and Catalonia have higher shares.
From July to September, 14,839 housing mortgage loans were formalised in the Valencian Community. The average interest rate on new loans was 3.12%, the second highest in the country, although it has been declining for six consecutive quarters.
The average mortgage debt increased by 2.7% to 128,556 euros, and the average monthly payment reached 620 euros. This is equivalent to 29.6% of wages, indicating a deterioration in affordability compared to the previous quarter. Across Spain as a whole, the average monthly payment is 786 euros, and servicing this payment accounts for 33.6% of wages, which is the highest level in recent years.
