Alicante Maintains Its Leadership in the Number of Transactions
According to the National Statistics Institute (INE), 54,767 home purchase and sale transactions were completed in the province of Alicante in 2025. This is 4.6% more than in 2024, when 52,364 transactions were recorded. The growth was mainly driven by the dynamics of the secondary housing market, which remains the dominant segment.
- The number of transactions involving resale housing increased from 42,479 in 2024 to 44,051 in 2025.
- New developments also showed growth – from 9,885 to 10,716.
- By property type, the largest share of the market is accounted for by free-market housing – 52,401 transactions versus 2,366 for social housing.
Market Dynamics Throughout the Year
Market dynamics throughout 2025 were uneven, and the market showed different rates depending on the time of year. The highest monthly volume of transactions was reached in October (5,159), while the lowest was in August (3,675).
Almost Half of All Transactions in the Region Were in Alicante
Alicante once again became the leading province in the Valencian Community in terms of home purchase and sale transactions. Of the 110,591 transactions recorded across the entire autonomous community in 2025, 54,767 were completed in its territory, representing 49.5% of the total. The gap with the other provinces is significant: Valencia recorded 41,553 transactions, while Castellón recorded 14,271.
Alicante Is Particularly Strong in the New-Build Segment
Alicante’s share is especially noticeable in the new housing segment. More than half of all transactions involving new homes in the autonomous community were recorded in this province: 10,716 out of 20,235, while in the resale housing segment the province’s share amounted to 48.75%.
The market structure in 2025 remained almost unchanged:
- resale housing accounted for 80.4% of all home purchase and sale transactions in the province;
- new housing accounted for 19.6%.
The Share of Social Housing Remains Low
By property type, 95.7% of transactions in Alicante involved free-market housing. The lower presence of social housing in purchases is due to the low level of construction of this type of property in the Valencian Community in recent years. According to data from the Ministry of Housing, 2,443 social housing units were built in the autonomous community over the past five years, which is significantly lower than in the 1990s, when more than 15,000 units were built annually.
