According to the latest data published by Idealista, the average housing price in Málaga reached an all-time high of €3,937/m2 in July. This is 6.9% higher than twelve months ago, 1.1% higher than in the previous quarter and 0.4% higher than in June 2026.
Residential property prices in the capital of the province of the same name increased significantly more slowly year-on-year than the national average. Across Spain, the average price stood at €2,933/m2, representing annual growth of 13.1%. However, compared with June, it decreased by 0.6%, and compared with the previous quarter – by 3.3%.

- Este: €4,981/m2 (+8.8%)
- Centro: €4,543/m2 (+6.4%)
- Carretera de Cádiz: €4,134/m2 (+6.7%)
- Teatinos: €4,082/m2 (+11.8%)
Este remains the most expensive district in Málaga, although its prices are still 1.7% below the all-time high of €5,065/m2 recorded in May 2026.
The high price level in Málaga reflects the broader situation on the Costa del Sol, which is home to some of Spain’s most expensive housing markets.
