Housing Price Growth in Spain Slowed to 12.2% in the Second Quarter of 2026

According to data from the National Statistics Institute (INE), in the second quarter of this year, prices for housing on Spain’s open market rose by 12.2% compared with the same period in 2025. This is 0.7% lower than in the previous quarter and is the lowest figure since the first quarter of last year, when growth also stood at 12.2%. Thus, housing prices have now shown year-on-year growth for 49 consecutive quarters – meaning they have been rising continuously for more than 12 years.

Prices for New Builds and Resale Housing

Prices for new builds rose by 7.4% year-on-year in the second quarter, which is 1.7% lower than in the previous quarter and represents the most moderate figure since the first quarter of 2023. At the same time, prices for resale housing increased by 12.9% (-0.6% compared with the previous quarter), marking the lowest figure in a year.

Housing Price Dynamics Across Spain’s Regions

In the second quarter, all of Spain’s autonomous communities and its two autonomous cities recorded positive annual housing price growth rates. In all cases, growth was in double digits except for Navarre, where it stood at 9.5%.

The highest price growth was recorded in Ceuta (+15.2%), Asturias (+15%), Castile and León (+14.8%) and Aragon (+14.6%). In turn, the most moderate growth was recorded in Navarre (+9.5%), the Basque Country (+10%), Catalonia (+10.1%) and the Canary Islands (+11%).

Quarter-on-Quarter Price Changes

On a quarterly basis (the second quarter compared with the first), housing prices on the open market rose by 3.4%, which is 0.1% lower. Taking into account the growth recorded between April and June 2026, prices have now been rising for 10 consecutive quarters.

New-build prices increased by 1% quarter-on-quarter, compared with growth of 3.5% in the previous quarter. This was the most moderate figure for this type of housing since the third quarter of 2025, when prices rose by 0.6%. Resale housing prices, in turn, increased by 3.7% (+0.2%), the highest figure since the second quarter of last year (+4.2%).
