According to a report by UCI (Unión de Créditos Inmobiliarios), the profile of international homebuyers in Spain is changing. They have greater purchasing power and are increasingly looking to settle in the country, rather than simply buying a second home.
Foreign residents are gaining ground in the housing market
One of the main shifts is the growing presence of foreign buyers who already live in Spain. In 2025, they accounted for 11.6% of the residential market, compared with 7.2% for non-resident buyers. This points to demand increasingly driven by long-term plans and a desire to make Spain home.
In 2025, foreign buyers paid an average of €2,479 per square metre for a home in Spain, while Spanish buyers paid €1,839. That is a difference of nearly 35%. The average amount foreign buyers spent on a home reached €204,365, up 40% from 2019.
International demand is becoming more diverse
The report also highlights the growing diversity of international demand. The main countries of origin for non-resident buyers remain the United Kingdom, Germany and Morocco, while the Netherlands, the United States, Belgium, Sweden and Poland are also gaining ground. Buyers’ preferences vary by country of origin, from the type of property they choose and how much they spend to the financing they use and the locations they favour.
Buyers from Sweden, the United States, Germany and Switzerland are among those paying the highest average prices per square metre. International demand also has a significant influence in areas with a large foreign population.
Buyers are looking beyond the traditional hotspots
A significant share of international purchases still takes place in the Valencian Community, the Balearic and Canary Islands, and Andalusia. However, the report also points to growing interest in new places to live, including some parts of northern Spain. Key factors include quality of life, transport links, the ability to work remotely and a preference for less pressured surroundings.
