Villamartín is one of the most interesting neighborhoods in the area of Orihuela Costa, the southern part of the Costa Blanca. It is remarkable in that it was formed around the eponymous golf club – Villamartín Golf. The distance from the sea is more than compensated by the beauty and amenities of this area: Villamartin is very green, quite conveniently planned and, in spirit, it is more European than Spanish (most of the residents of this zone are citizens of Central and Northern Europe).
Villamartin’s Building and its Location
Villamartin continues to be actively built up, and the demand for property (including new ones) there is growing year by year.
Initially, the construction of urbanizations and residential complexes was carried out around the golf club and its course, but then construction sites began to advance further and further away, covering more territory, and today Villamartin is considered one of the largest areas of Orihuela Costa. It borders on two municipalities – Torrevieja and San Miguel de Salinas, as well as on three other areas of Orihuela Costa: Los Almendros – La Florida, Lomas de Cabo Roig – Los Dolses and Lomas de Campoamor – Las Ramblas.

The most prestigious areas of Villamartin are those that are adjacent to the green massif of the large golf course. Houses and apartments with beautiful views of green landscapes are valued the most and in high demand here.
The area is dominated by low-rise buildings. Even multi-apartment residential complexes have a maximum of four or five floors, but most of the residential properties are still represented by bungalows, townhouses, cottages and villas. On the territory of Villamartin there are still many free sites for construction, therefore, in terms of the number of new projects, this area is ahead of all neighboring ones.
Attractions and Infrastructure of Villamartin
The main attraction of this area is the Club de Golf Villamartin, one of the oldest golf clubs on the Costa Blanca. Its opening took place back in 1972, and over the decades of its work, it has gained international popularity. Every year, various international tournaments are held on its courses.
Villamartin is an area with excellent infrastructure. In addition to numerous shops, supermarkets, pharmacies, bank offices, gas stations, service companies, etc. Also it has its own shopping center, Villamartín Plaza, which has a good selection of bars and restaurants specializing in Mediterranean cuisine, Chinese, Italian, Indian and many others.
In Villamartin, there is the International British School El Limonar – one of the most popular in the southern part of the province of Alicante. The school works with children from 3 to 18 years old and offers two programs at once: the Spanish Bachillerato program and the British A-Level one.
The nearest beach is La Zenia, which can be directly reached from the Villamartin highway, just 4 km away (or 10 minutes by car). Also nearby there are the beautiful beaches of Campoamor, Cabo Roig and Punta Prima. Thus, even some remoteness from the sea does not affect the investment attractiveness of this area. Buyers who appreciate nature, beautiful views and convenient infrastructure, as well as those who do not want to overpay for properties located closer to the sea, often opt for Villamartin.
Literally 3 km from the centre of Villamartin, there is a large shopping and entertainment complex La Zenia Boulevard – one of the largest shopping centers on the Costa Blanca and a favorite shopping center for many. People come here not only for shopping: there are numerous restaurants on the top floor of the center, as well as a children’s play area, and concerts and performances are regularly held.
Climate in Villamartin
Villamartin is located in the southernmost part of the province of Alicante and the Costa Blanca. This is a zone of a clearly defined Mediterranean climate with slightly high humidity, mild winter, very warm off-seasons and dry, hot summers.
Precipitation is infrequent in Villamartin: it mostly rains seasonally, and very rarely it rains with hail. Hurricanes hit this part of the coast once or twice a year, sometimes the south wind from Africa and the Sahara brings orange dust and sand. The rest of the time the weather is stable, comfortable and foreseeable for many days ahead.
In winter, during the day, the air temperature rarely drops below + 15ºС; rather, on the contrary, quite often the thermometer bars exceed +15 and even +25ºС. In summer, the weather is very warm until mid-July, and then the hottest period starts, when the air warms up to +35ºС and above even in the shade. At the same time, the water on local beaches warms up to record temperatures, so locals and vacationers escape from the heat by the sea.
The climate of Villamartin is comfortable not only for living, but also for year-round sports. Nordic walking, cycling, swimming, sailing, tennis, golf – everyone can find something to his/her liking here.

In Villamartin, you can find housing at a fairly affordable price. In January 2024, the average price per square meter of residential property on Orihuela Costa was 2.363 €, while in the Villamartin area it was slightly lower – 2.195 €. For comparison: the price per square meter in the most expensive area of Orihuela Costa, Cabo Roig, was 3.349 €.
For a year, i.e. compared to January 2023, the increase in property prices was 3% in Orihuela Costa and 2,1% in Villamartin.
