Alovera City Council, in the province of Guadalajara (Castilla-La Mancha), has approved the allocation and transfer for use of a plot of public land for the construction of Spain’s largest leisure park and urban beach with crystal-clear water. It will become a strategic project for Alovera and other nearby municipalities, with an area of influence covering more than 6.5 million residents within a radius of 50 kilometres.
What Alovera Beach Will Include
The project, known as Alovera Beach, will include a 20,000 m2 lagoon with an area suitable for swimming and bathing, surrounded by a 16,000 m2 white-sand beach. The total area of the complex will exceed 104,000 m2 and will include a variety of entertainment options: restaurants, water attractions for all ages, sports facilities and an Ibiza-style beach club.
Located just a 30-minute drive from Madrid, the complex will require an investment of more than €20 million and will create more than 140 direct jobs. Construction work will begin at the end of 2025, while a partial opening is scheduled for spring 2027. The project will use technology from Crystal Lagoons – a company that has implemented more than 1,000 projects in 60 countries.
Environmental and Energy Efficiency
One of the main principles of Alovera Beach is environmental efficiency. The lagoon will operate in a closed cycle, consuming 60% less water than a comparable “green park”. In addition, the pulse disinfection system will reduce the use of chemicals by 100 times compared with traditional swimming pools. In terms of energy efficiency, according to Bureau Veritas, such lagoons consume only between 1.4% and 2.2% of the electricity required for a conventional swimming pool of a similar size.
According to the project developers, Alovera Beach will strengthen the area’s tourist and economic appeal and will also help reduce CO2 emissions. In addition, it will offer Madrid residents a nearby alternative for enjoying a beach holiday without the need for long journeys.
Housing Prices in Alovera
Meanwhile, the average price per square metre of housing in Alovera reached €1,658/m2 in August 2025, which is 2.8% higher than in July and 8.5% higher than a year earlier. At the same time, it still remains slightly below its historical maximum recorded in December 2024 (€1,675/m2).
