According to Spain’s Ministry of Transport and Sustainable Mobility, 36,102 permits for building new homes were issued in the first quarter of 2025 (6,758 for single-family homes and 29,343 for blocks of flats), 19.35% more than in the same period last year.
This is the best result in construction since 2008, when the boom in the Spanish housing market was still going on. That year almost 87,500 permits were issued in the first quarter alone. Experts forecast that more than 130,000 permits for new homes will be granted in 2025, exceeding the 2024 figure.
In March alone, the number of permits rose by 45.24% compared with the same month of 2024, reaching 13,230. Of these, 2,367 licences were for single-family homes (+26.24% year on year) and 10,863 for blocks of flats (+50.29%). No permits at all were granted for other types of building, compared with six the year before.
Official statistics also show that in March the average floor area was 193.1 square metres for single-family homes and 103.4 square metres for homes in blocks of flats.
