According to statistics from the Official Association of Technical Architects of Alicante (COATA), construction started on 2,727 homes in the province of Alicante between January and March 2025. That is 53% more than in the same period last year and 49% more than in the previous quarter, and the best first-quarter figure since 2008.
This trend reflects an economic situation that, despite the uncertainty, remains favourable for housebuilding. Over the past 12 months construction started on 9,301 homes, beating the record set in the last quarter of 2024 (8,783).
Although such a sharp rise is not expected over the next few quarters, the statistics show that the market is responding to demand pressure by stepping up activity. The fact that the previous record was beaten by a wide margin is a clear sign that the sector is trying to rise to the challenge posed by housing demand. However, caution is needed, and it should not be taken for granted that this pace of growth will continue.
The most housing starts in the first quarter were in the Vega Baja area, with 915, although annual growth was below 1%. The Marina Baixa and Marina Alta areas come second by volume of construction (801 homes), 134% more than a year earlier. In total, construction started on 2,650 homes here over the past 12 months, the highest figure since 2008. The Alicante area has 617 such homes (+95%), Elche 233 (+89%) and the inland areas of the province 161 (+26%).
Among individual towns, San Miguel de Salinas leads by number of housing starts (275), followed by Muchamiel (260), Alicante (258), Villajoyosa (257), Orihuela (204) and Dénia (200).
The average cost of construction work in the first quarter was €599 per square metre, 2.9% more than in the same period of 2024.
