Record High Since 2008
In 2025, construction started on 11,011 residential units in the Province of Alicante — the best result since 2008. This is confirmed by building-permit statistics provided by the Official College of Technical Architecture of Alicante (Coata), showing a notable increase in activity — up 31.8% compared to 2024. A record figure was also recorded in the fourth quarter of last year (3,119 units started).
Outlook for Early 2026
Coata believes that after a third quarter with very strong results and an upward trend, the fourth-quarter data suggest a high level of activity at the beginning of 2026. The sector has responded to consistently high demand by increasing supply, and this is expected to continue in the coming months. The dynamics will depend on factors that determine the launch of new projects — such as land availability and obtaining urban-planning permits; at the same time, the sector’s readiness to create new supply is confirmed.
Activity by Districts and Municipalities
Activity increased in all districts of the province both in the last quarter and overall for the year. On a quarterly basis, all districts reported growth of more than 40% compared to the same period in 2024, with the Alicante district standing out in particular, showing growth of over 200%. Year-on-year, the districts of Vega Baja, Marinas and Alicante reached their highest activity levels since 2008, while Elche and inland areas showed more moderate growth.
Vega Baja remains the leader in activity, with construction starting on 3,894 residential units (+17.5%). At the municipal level, growth is mainly concentrated in Torrevieja, as well as in the neighboring municipalities of Rojales and San Miguel de Salinas. Taken together, these three municipalities started construction on 803 more units than in the previous year.
Next comes Marinas (2,964, +35%), where Benidorm (682) and Villajoyosa (519) stand out; Alicante (2,746, +216%), where activity is largely concentrated in the municipality of San Juan; Elche (781, +1.8%) and inland areas (626, +9.4%).
Among towns, the leaders — both in absolute volume and in annual growth — are San Juan de Alicante (1,313), Torrevieja (1,184) and Benidorm (682), followed by:

Average Construction Cost
The average construction cost was €597 per square meter. That is 6.1% higher than in 2024.
