Dutch Buyers Lead Purchases of the Costa Blanca’s Most Expensive Homes

16 January, 2026

Although the province of Alicante still significantly trails other destinations traditionally associated with luxury – such as the Costa del Sol or the Balearic Islands, it is attracting an increasing number of high-income foreign buyers who consider it an ideal place to purchase a “second home”. This trend has led to a significant increase in the average budget of foreign buyers which, according to notaries’ data, has risen by more than 40% over five years – from €154,038 to €216,602 in the first half of last year.

This is €80,000 more than the average amount invested by Spanish buyers, who paid €137,437 over the same period. This gap explains the significant efforts made by developers and real estate agencies in the province to attract clients from other countries.

Who buys the most expensive homes on the Costa Blanca

However, not all nationalities have the same purchasing power.

  • Nationals of the Netherlands top the list, with an average purchase amount of €315,334.
  • They are followed by buyers from Switzerland (€286,446) and Norway (€276,110).

Dutch interest in the province continues to grow, and in 2025 this translated into a firm preference for high-quality housing in new builds or recently renovated properties.

These figures confirm a clear trend: citizens of Northern European countries come here not only for the sun and the sea, but also with notable investment potential. Choosing high-end homes in exclusive residential complexes or prestigious coastal areas has already become their hallmark. The main factors behind the appeal of the Costa Blanca are legal certainty, a stable climate, and excellent air connections with buyers’ countries of origin.

Britons lead in the number of transactions, but spend less

Although the UK still leads in transaction volume (more than 29,000 property purchase deals since 2018), spending by its citizens remains below the overall average. In the first half of 2025, the average investment by a British buyer in the province of Alicante was €230,623, which is a substantial amount, but lower than in countries with a smaller historical presence.

This can be explained by the variety of buyer profiles from the UK: from retirees looking for simple homes in well-established areas – such as Torrevieja or Orihuela Costa – to families with higher purchasing power. This heterogeneity contrasts with other European markets, where more investors with a clear focus on luxury real estate tend to dominate. Nevertheless, it should be noted that the entry into force of Brexit has led to a decline in British interest in the residential sector on the Costa Blanca coast due to the limitation of visa-free stays to 90 days in every six months, which has increased the number of tourists coming for short stays in hotels.

Other buyers and market segmentation

  • Meanwhile, average spending by citizens of France and Belgium amounts to €236,655 and €275,095 respectively.
  • One of the new trends of recent years is the growth in the number of Polish citizens, who in 2025 bought homes for an average of €215,807.

These figures reflect a change in the profile of buyers from Eastern Europe, who are increasingly focusing on modern residential complexes, many of which are located in municipalities such as Guardamar del Segura or Pilar de la Horadada.

  • Citizens of China, Russia and Ukraine continue to be present on the Costa Blanca, although at different levels. The Chinese buy homes for an average of €167,585, Russians for €213,255, and Ukrainians for €141,730.
  • At the opposite end of the spectrum are Morocco and Algeria, where the average purchase amounts are the lowest: €51,343 and €114,398 respectively.

In many cases, their transactions are driven more by family reunification or employment than by tourism investment or retirement planning. These differences reflect deep segmentation in the foreign market: not all buyers have the same profile and the same motivations.

Conclusion: the market is strengthening, but remains polarized

Analysis of the data for the first half of 2025 shows that the province of Alicante has strengthened its position both as one of Europe’s leading regions and as a deeply polarized real estate market. While some buyers opt for luxury properties in exclusive areas priced above €300,000, others have more modest requirements and focus on functional housing. The key to the future will be balance: maintaining international appeal without jeopardizing housing affordability for local residents.
