Valuation company Gesvalt Tasaciones has presented its residential property market report for the first quarter of 2026. It notes that the average housing price in the Valencian Community stands at 1,648 euros per square metre, which is 14.6% more than in the same period last year.
Thus, the region is strengthening its upward trend, although prices here remain below the national average, which stands at 2,012/m2. The purchase of a standard 90 sq.m. apartment in the Valencian Community will cost 148,320 euros, almost 19,000 euros more than a year earlier.
Alicante Leads by Average Purchase Price
Among the provinces, Alicante leads in terms of average purchase price – 1,863 euros/m2 (+12.9% year on year). In Valencia, this figure stands at 1,677 euros/m2 (+20.4%), while in Castellón it is 1,272 euros/m2 (+13.3%).
In the rental market, the average price in the Valencian Community is 12.27 euros/m2 per month, having increased by 11.8% over the year. The highest rent is recorded in the province of Valencia – 14.37 euros/m2 (+9.8%); in Alicante it stands at 13.49 euros/m2 (+12.1%), and in Castellón at 9.66 euros/m2 (+12.3%).
Price Growth Across Spain’s Autonomous Communities
In the first quarter of 2026, all Spanish autonomous communities once again recorded annual growth in the average housing sale price. The strongest growth was observed in:
- Murcia (+19%);
- the Community of Madrid (+16.4%);
- Asturias (+15.9%);
- Cantabria (+15.5%);
- Andalusia (+15%).
At the opposite end of the spectrum are:
- La Rioja (+6.1%);
- Extremadura (+6.2%);
- Galicia (+7.1%).
Territorial Price Gap
As for prices, a significant territorial gap is still observed. The ranking continues to be led by:
- the Balearic Islands (3,439 euros/m2);
- the Community of Madrid (3,298 euros/m2);
- the Basque Country (2,751 euros/m2);
- the Canary Islands (2,125 euros/m2);
- Catalonia (1,972 euros/m2).
Housing costs less than 1,300 euros/m2 in Extremadura, Castile-La Mancha, Castile and León, Galicia and La Rioja.
Among provincial capitals, San Sebastián still ranks first for the highest price per square metre (4,906 euros/m2), ahead of Madrid (4,425 euros/m2), Barcelona (4,127 euros/m2), Palma (3,407 euros/m2) and Malaga (3,064 euros/m2). On the other hand, the capitals with the most moderate prices are Lleida, Cáceres and Teruel (1,150–1,200 euros/m2).
Rental Price Dynamics
Rental price growth is intensifying in some inland provinces of Spain. The fastest growth rates are recorded in:
- Segovia (+15.4%);
- Toledo (+14.7%);
- Ciudad Real (+14.6%).
By contrast, Barcelona (-1.7%) and Girona (-0.7%) show a short-term decline.
The highest rental rates remain concentrated in the main urban and tourist markets. The ranking is led by Barcelona (23.3 euros/m2), followed by Madrid (22.59 euros/m2), the Balearic Islands (20.29 euros/m2), Gipuzkoa (18.59 euros/m2) and Malaga (17.11 euros/m2), while Jaén, Teruel, Cáceres, Cuenca and Zamora show the lowest levels – less than 7 euros/m2 per month.
