The Los Balcones area is located in the southwestern part of Torrevieja. It is placed on the shore of a pink lake, a little away from the sea and beaches. Los Balcones is one of the most prestigious and expensive urban areas: originally built up with villas and cottages, it is still growing and developing, and in recent years, preference is given to new residential complexes consisting of townhouses and bungalows.
Today, in Los Balcones, you can find housing of almost any type, and a convenient location near the city hospital and exits to the AP-7 and the N-332 highways ensure its investment attractiveness.

The Los Balcones Area: Infrastructure and Transport
The Los Balcones area is a fairly old area with developed infrastructure. Here is a hotel with a good restaurant offering fusion cuisine, several supermarkets, numerous cafes and bars, pharmacies, beauty salons, a modern tennis club, gas stations, small shops and much more.
In Los Balcones, there is the Torrevieja City Hospital, a large park with a children’s playground, sports facilities (for playing basketball, football, table tennis), and even a separate dog park with an obstacle course and a training complex. The park is over 500 m long and is located in the very center of this neighborhood.
Among urban buses, routes E (Torrevieja – Los Balcones) and DF (Torrevieja – Los Altos – Rocío del Mar) run to Los Balcones, there are taxi ranks (the largest one is near the hospital). There is also a red bus line from the Torrevieja Hospital to the Zenia Boulevard shopping centre.
Convenient location, proximity to the centre of Torrevieja and the shopping and entertainment centers of Orihuela Costa make the Los Balcones area very popular. It is suitable for both permanent residence and recreation, so real estate here is in high demand, and prices are kept at a fairly high level.
The population of Los Balcones is international; most of the inhabitants are foreigners (mostly Europeans of retirement age). In general, the area looks quiet, calm, cozy and safe. Heavy traffic can be seen only on the CV-95 highway passing through Los Balcones towards San Miguel de Salinas.
Climate in Los Balcones, Torrevieja
The climate in the Los Balcones area, as well as throughout Torrevieja, is Mediterranean, smoothed and softened thanks to two salt lakes – the Laguna of La Mata and the Laguna of Torrevieja. In winter, the daily temperature rarely drops below +15ºС, and in summer, especially from mid-July to mid-September, the thermometer bar in the shade reaches to +35ºС and above.
Precipitation in the Torrevieja zone is always moderate, but the humidity is high almost all year round. Intense rainfalls occur about once a season, the rest of the time one can accidentally fall under a brief rain.
A long swimming season and quickly warmed up water off the coast will delight all lovers of a leisurely beach holiday. As a rule, the beaches are filled up with people already in April, and become empty only by November, when the velvet season is coming to the end.
Closest Beaches to the Los Balcones Area
Closest beaches to the Los Balcones area are Los Naufragos, Punta Prima and the bay of Piteras.
Playa de Los Naufragos
This sandy beach is a quiet and calm bay, protected from the waves from the north by a long pier, which was used to transport and ship salt mined on the pink lake since the end of the 18th century, and almost to these days. The beach itself is sandy, has a length of 325 m and a width of 77 m. The sea near the beach is shallow, a gentle entry is convenient for elderly persons and families with children. In summer, Los Naufragos beach is the busiest.
Cala de las Piteras
This small rocky and sandy beach is located in the Punta Prima area, its northern part, near the famous Nautilus restaurant. The beach is 120 m long and 15 m wide. The entry to the sea is quite gentle, but the rocky bottom requires special shoes. The bottom of the Piteras bay is very relief and picturesque, there are different types of fish, so it is better to come to the beach with a mask. This is not the most convenient place for swimming in windy weather, when the waves rise, but on the other hand, you wouldn’t want to get out the water when it’s calm.
Playa de Punta Prima
This sandy beach is located in the southern part of the Punta Prima area, has a length of 234 m and a width of 28 m. The beach is equipped with everything you need, has a convenient entry into the sea, and annually receives the Blue Flag award – the European mark of purity and quality. There is a bar on the beach, as well as rental of sunbeds and umbrellas. Even in the height of summer, you can find a free place here. There are also no special problems with parking in the vicinity of this beach, because it is not too popular, and mostly residents of nearby houses rest there.
Leisure & Entertainment in Los Balcones
Hiking and cycling is what most residents of Los Balcones prefer when it comes to outdoor activities. The surroundings of the pink lake are perfect for this. Along the perimeter of the lake there is an interesting hiking route (unfortunately, not a circular one) with a length of about 19 km.
Less than 10 km from Los Balcones, there is the «Hipica Gilillo» equestrian center, where you can choose a suitable route both for children and adults.
Golf enthusiasts can visit the nearest club, «Villamartín Golf», a 5-minute drive away in the Orihuela Costa area. A little further, there are several more golf clubs: «Las Ramblas», «Campoamor», «Las Colinas» and «Lo Romero». Also, in Orihuela Costa, there is an excellent karting «Go Karts».
For shopping, the fastest and most convenient way is to reach the «Zenia Boulevard» shopping centre. In addition to various shops, this centre has an excellent cinema, a children’s play area, a large selection of bars and restaurants, etc. In summer, performances and concerts are regularly held in the open area.
Property in Los Balcones, Torrevieja
Los Balcones has a lot of great resale properties, as well as new houses being sold directly from developers. Almost the entire housing stock is represented by low-rise buildings – residential complexes with their own territories and swimming pools, detached and adjacent cottages and, of course, villas.
In April 2023, the average price per square meter of housing on the secondary market was 2.392 €. Inexpensive properties (apartments and bungalows with 1-2 bedrooms) can be found at a price of 60.000 €. Prices for townhouses start from 90.000 €, for adjacent cottages – from 130.000 €, for individual cottages – from 150.000 €, for villas – from 400.000 €.
In Los Balcones, new construction is actively underway, and most of the real estate objects are sold out at the stage of the start of construction. Currently, apartments-bungalow are offered for sale in three new residential complexes, as well as detached cottages. Prices for new bungalows start from 220.000 €, for cottages – from 499.000 €.
Many apartments and houses in Los Balcones can boast beautiful views of the Mediterranean Sea, as well as the pink lake, which is part of the Lagunas de La Mata y Torrevieja nature reserve. For many buyers and investors, the proximity to the lake is a crucial factor in making a decision to purchase a property here. In this area, the demand for tourist property always exceeds the supply during the summer season, and therefore Los Balcones looks like a very attractive area from an investment point of view.
