This article looks at the best areas of Benidorm to buy property. Benidorm is one of the best-known resort towns on Spain’s Costa Blanca. Its popularity comes from several factors at once:
- History. Benidorm is an example of how an unknown fishing village can turn into a modern resort town in just a few decades.
- Convenient location. Benidorm is 58 km from Alicante-Elche international airport “El Altet” (measured to the town centre).
- Buildings. Modern Benidorm is mostly high-rise, which means beautiful views of the sea, the coast and the mountains from almost any window. Benidorm is often called the “Spanish Manhattan”: its skyline, a jagged line of skyscrapers and residential towers, really does recall New York’s most famous district.
- Good transport links. A network of motorways and main roads makes it quick and easy to get around by car. There are good bus and rail connections with neighbouring towns.
Poniente: the southern area of Benidorm

Benidorm is divided into several areas, each with its own character. If you enter the town from the south, the Poniente area begins right after Cala de Finestrat. It can roughly be divided into two neighbourhoods: Pueblo Poniente, spread out some way back from the sea, and Playa de Poniente, a narrow strip running along the beach of the same name. This is the most comfortable area of Benidorm to live in: quieter and less busy, but with all the amenities you need.
Poniente beach is considered the best town beach. Close to it stands Benidorm’s best-known hotel, the Gran Bali, which for a long time was the tallest building in town. Later, however, the title passed to the InTempo tower, one of the top 5 skyscrapers in Spain. After a long pause, the InTempo building was finally completed and opened.
In the Poniente area of Benidorm, residential and commercial building continues, and the amenities are constantly being upgraded and expanded. Demand for homes remains high, both from private buyers and from professional investors.
At the end of August 2021, home prices in the Poniente area of Benidorm were as follows:

- New builds: from €330,000.
Centro Urbano: the central area of Benidorm

Benidorm’s central area, Centro Urbano, is both the administrative and the commercial centre of the town. The large shopping centres are on the outskirts, of course, but fashionable single-brand boutiques, souvenir shops, bars and restaurants, as well as the offices of municipal services, are concentrated in the streets of the old town. Centro Urbano is also where town festivals, processions and carnivals take place.
The central area of Benidorm has its own small beach in the cove of Cala del Mal Pas.
Property in central Benidorm is older housing stock: some of it needs a full renovation, some has been completely renovated and restored. Holiday apartments are in great demand: many visitors like to stay in the old centre, with its lively nightlife and non-stop shopping. At the end of August 2021, home prices in the Centro Urbano area were as follows:
- Average price per square metre on the resale market: €1,688.
- Studios: from €75,000.
- 1-bedroom apartments: from €77,000.
- 2-bedroom apartments: from €85,000.
- 3-bedroom apartments: from €85,000.
- Bungalows, townhouses and houses: from €180,000.
Levante: the north-western area of Benidorm

Like Poniente, Benidorm’s Levante area is divided into two neighbourhoods: Pueblo Levante lies a little further from the sea, while Playa de Levante sits right next to the beach. This is the noisiest, liveliest and most international part of Benidorm. You hear English here more often than Spanish. The British have a special fondness for the Levante area: all the amenities and services, and the range of shops, bars, restaurants, discos and nightclubs, are geared to the British.
From an investment point of view, the Playa de Levante neighbourhood looks more attractive. Holiday apartments here have always been in high demand. For a permanent home, on the other hand, it is better to buy away from the sea, in Pueblo Levante.
Levante beach is the most popular and also the busiest beach in Benidorm. While on Poniente beach you can easily find a free spot even in high season, on Levante beach there is sometimes barely room to move. Yet in terms of cleanliness and facilities, Levante beach deserves every praise: it regularly receives the highest quality awards, Blue Flags, and has plenty of entertainment: slides, children’s playgrounds, diving boards.
At the end of August 2021, home prices in the Levante area were as follows:
Playa de Levante:
- Average price per square metre on the resale market: €3,172.
- Studios: from €83,000.
- 1-bedroom apartments: from €71,000.
- 2-bedroom apartments: from €110,000.
- 3-bedroom apartments: from €130,000.
- Bungalows, townhouses and houses: from €190,000.
Pueblo Levante:
- Average price per square metre on the resale market: €2,112.
- Studios: from €27,000 in the most troubled part of Benidorm (Avenida de Portugal and its surroundings) and from €60,000 in the better neighbourhoods. 1-bedroom apartments: from €75,000 in the better neighbourhoods.
- 2-bedroom apartments: from €80,000.
- 3-bedroom apartments: from €90,000.
- Bungalows, townhouses and houses: from €175,000.
- New builds: from €87,000.
Rincón de Loix: the northern area of Benidorm

Rincón de Loix is the newest area of Benidorm and the furthest from the centre, yet also the most popular: in high season its population triples. Rincón de Loix is also considered a British area, but more expensive and upmarket than Levante. Numerous hotels and aparthotels stand right by the sea. Demand for holiday apartments is always high here too. And Rincón de Loix has more skyscrapers than any other area of the town.
Rincón de Loix is made up of three neighbourhoods: Sierra Helada, Rincón Bajo and Rincón Alto. Sierra Helada is home to two large theme parks, Aqualandia and Mundomar, while Rincón Bajo has Benidorm Palace, the largest concert and entertainment venue on the Costa Blanca, and the Casino Mediterraneo. And, of course, Rincón de Loix has everything you need both for living and for holidays: shops, bars, restaurants, children’s playgrounds and parks, bank branches, pharmacies, medical centres and much more.
Part of the Sierra Helada neighbourhood belongs to the natural park of the same name. Here you will also find the superb La Cruz de Benidorm viewpoint, with panoramic views over Benidorm, the coast and the mountains. The nearest beaches are the northern end of Levante beach and two picturesque coves: Cala Almadraba and Cala Tío Ximo.
