New historic peak in housing prices
According to the latest data published by the Idealista portal, the average asking price for residential property in Marbella reached 5410 €/m2 in September 2025, further consolidating the citys position as one of the most exclusive housing markets in Spain.
This is 9% higher than twelve months ago, 3.8% higher than in the previous quarter and 2.9% higher compared to August 2025. It also represents a new historic maximum and is almost twice the national average of 2517 €/m2. This substantial growth has been largely driven by strong demand in areas such as Río Real and the Golden Mile.
The most expensive and most affordable areas of Marbella
The most expensive areas of Marbella (€/m2 and annual change):
- Nagüeles–Milla de Oro: 6593 €/m2 (+4.2%).
- Nueva Andalucía: 5805 €/m2 (+7.4%).
- Las Chapas–El Rosario: 5305 €/m2 (+11.9%).
The most affordable areas of Marbella:
- Elviria–Cabopino: 4493 €/m2 (+11.5%).
- San Pedro de Alcántara: 4537 €/m2 (+5.3%).
- Río Real–Los Monteros: 5187 €/m2 (+20.7%).
The strongest year-on-year price increase was recorded in the Río Real–Los Monteros area (+20.7%), while the most notable recent price adjustment took place in Las Chapas–El Rosario (–1.7% month on month).
Upward pressure on prices is being sustained by increased demand from foreign buyers and a shortage of land for development. Marbella has already reaffirmed its status as one of the country’s key premium markets.
