San Javier is a resort town in the Region of Murcia. The municipality is divided into two large separate areas: the first is the main town and administrative centre on the shore of the Mar Menor, and the second is a large section of the La Manga del Mar Menor strip (its central and northern parts) between the Mar Menor and the Mediterranean. If you look at a map, you can see that the two areas lie on opposite shores of a large saltwater lagoon. The municipality also includes a number of villages: Santiago de la Ribera, El Mirador, La Calavera, La Grajuela, La Ribera, Lo Llerena, Los Pinos, Los Sáez, Pozo Aledo and Roda.
Population and area of San Javier
The municipality’s coastline is almost 40 km long in total: 23 km are washed by the waters of the Mar Menor (“Small Sea”) and another 16 km by the Mediterranean. Seven volcanic islands belong to San Javier: Mayor, Perdiguera, Redonda, Sujeto, Ciervo, Grosa and Farallón.
San Javier has a population of about 36,000, of whom almost 8,500 are foreigners, mainly citizens of European countries (the UK, Germany, Romania and Poland) and Morocco. With a total area of 75.10 km², the population density is 475 people/km². Most of the growth has come in recent decades, mainly thanks to the developing tourism sector and the related service, retail and construction sectors.
In 2024, a survey was carried out to find the most comfortable Spanish towns to live in. In the Region of Murcia, San Javier came first: a town offering a high quality of life, every convenience and excellent infrastructure. Second and third places went to the neighbouring municipalities of Los Alcázares and San Pedro del Pinatar.
Transport infrastructure in San Javier
San Javier borders the municipalities of Murcia, Cartagena, Los Alcázares, San Pedro del Pinatar, Torre-Pacheco and Orihuela. It is connected to its neighbours and to other towns on the coast by an extensive road network: the AP-7 motorway (E-15), the N-332 national road, the RM-19 and RM-1 regional roads and dozens of minor roads.
The nearest international airports are in Murcia and Alicante:
- Murcia airport (RMU): 33 km;
- Elche-Alicante airport (ALC): 75 km.
Murcia airport currently serves mainly flights to and from the UK and Ireland, plus a few Spanish domestic flights. So the main airport for the Costa Blanca and the Costa Cálida is still Alicante, with direct flights to 30 countries and 120 cities. You can get to Alicante airport in the following ways:
- By the Cartagena-Alicante bus (to El Altet or Alicante bus station, then by taxi or another bus);
- By local train (direct or with a change in Murcia) from Balsicas-Mar Menor station, 10 km from San Javier, to Alicante railway station, then by taxi or bus to the airport.
- By bus or local train to Murcia, then by direct bus from Murcia bus station to the airport.
- By taxi.
Local public transport in the Region of Murcia is well developed, so from San Javier you can reach almost every nearby town by bus or local train, directly or with changes. Besides Balsicas-Mar Menor station, there are also railway stations in Torre-Pacheco and Cartagena. And a large railway station is located in the regional capital, the city of Murcia.
Sports infrastructure
San Javier has several dozen sports clubs: football, basketball, model aircraft, cycling, sailing, swimming and many others.
Since 1927, San Javier has been home to the General Air Academy (Academia General del Aire), which is now the base of the famous aerobatic team of the Spanish Air Force, the Patrulla Águila. Every year the town hosts the Festival Aéreo, a large two-day event that includes an air show and an open day. Although no other public sports events are usually timed to coincide with the festival, it remains the main event of the year, a chance to watch the stunts of the flying aces and high-level aerobatic manoeuvres.
As for sports infrastructure, the main centre is the Polideportivo Municipal, the municipal sports complex, with indoor and outdoor courts and pools, a gym, tennis and padel courts, halls for martial arts, gymnastics, yoga and much more. The local sports department regularly organises all kinds of sports events and competitions for all ages.
As we mentioned above, the town has dozens of fitness clubs, private sports centres and sports groups. Among the most popular are the local football club San Javier Mar Menor CF, which represents the town in the regional leagues, and AIS Playas de San Javier, a beach football team that has competed in and won Spanish national championships in the youth categories.
Water sports are also very popular, helped in no small part by a climate that allows training all year round. The Escuela de Piragüismo Mar Menor has sections for competitive rowing and canoeing, and its athletes regularly take part in national and international championships. The Club Natación San Javier Mar Menor swimming school and the Club Waterpolo San Javier water polo club achieve excellent results. Others include clubs for rugby (Rugby Squalos Mar Menor), archery (AD AGARCO), gymnastics (Club Gimnasia San Javier), chess (Club Ajedrez Mar Menor) and many more.
San Javier regularly hosts competitions for both amateur and professional athletes. The most important are:
- “La Clásica Mar Menor”, one of the largest and best-known sailing regattas in the region.
- National and European sailing championships at the Real Club de Regatas de Santiago de la Ribera.
- The multi-stage Trofeo Interclub Campo de Cartagena – Mar Menor cycling race.
It is also worth noting that the municipality’s network of cycle lanes is constantly expanding. It is now more than 36 km long, and several new sections are planned.
Education and healthcare in San Javier
San Javier has 3 nursery schools, 11 schools (colegios, without the upper secondary years), including 10 state schools and 1 semi-private school, 2 secondary schools (institutos, upper secondary years) and 1 music conservatoire. The town also has an Official (state) Language School, EOI de San Javier, and a private language school, Cambridge School Murcia.
About 15 km from San Javier, in the municipality of El Roldán, is the international school King’s College School Murcia, which follows the British curriculum and was included by Forbes in its 2025 list of the best schools in Spain. Another strong school, New Castelar College, is in neighbouring San Pedro del Pinatar. It combines the Spanish curriculum with an American programme for study abroad. About 40-45 km away, in San Miguel de Salinas, are Phoenix International School and El Limonar International School Villamartín. And in Murcia there is Montessori British School.
The nearest university to San Javier is in the regional capital, Murcia. The Universidad de Murcia has a strong reputation. The university was founded in 1915 and recently celebrated its centenary. It offers a wide choice of faculties: from the humanities and social sciences to medicine, law, economics, engineering, biology, education, psychology and more. In the national ranking, the University of Murcia is among the top 20 universities in Spain in a number of subjects. The faculty of humanities and social sciences is traditionally considered strong, but there is also notable research in chemistry, medicine, biochemistry and ecology.
As for healthcare, the town has public medical facilities: the Centro De Salud San Javier health centre and the university hospital, Hospital General Universitario Los Arcos del Mar Menor. There is also a fairly wide network of private medical centres offering general medicine and diagnostic services.
Tourist infrastructure and sights in San Javier
San Javier is one of the most popular tourist destinations on the Costa Cálida. A wide choice of beaches, the chance to combine a holiday on the Mar Menor with swimming in the Mediterranean, and good infrastructure are what set San Javier apart. The town’s beaches receive Blue Flags, the international mark of quality, every year. Many beaches have sunbed and parasol hire, convenient ramps and water fountains, and next to them, along the promenade, there are many bars, cafés and restaurants.
The best San Javier beaches on the Mar Menor include Colón beach in Santiago de la Ribera, and Poniente and Las Antillas in La Manga, and on the Mediterranean, El Pedrucho, Ensenada del Esparto and Bellavista.
As we mentioned above, thanks to the exceptional natural and climatic conditions of the Mar Menor lagoon, you can do almost every water sport in San Javier all year round: sailing, kayaking, windsurfing, kitesurfing, paddle surfing, diving and so on. And in the village of Roda there is one of the best golf clubs in the region, with an 18-hole course: Roda Golf & Beach Resort.
San Javier’s main sights include:
- The parish church of San Francisco Javier, with rich artistic decoration. The church has a Parish Museum, most of whose exhibits were donated by local people.
- The History Museum, where you can learn about the history of San Javier, local culture and traditional crafts. The exhibition also includes a room devoted to the General Air Academy and a room for temporary exhibitions.
- The San Javier Nativity Scene Museum, devoted to the traditional Christmas art of creating installations on biblical themes.
- Almansa Park, with an open-air amphitheatre where all the town’s major cultural events are held.
- The Santiago de la Ribera promenade, where buildings that served as local people’s summer residences in the late 19th and early 20th centuries have survived.
- La Hita beach, between Santiago de la Ribera and Los Alcázares, is an area of abandoned salt works that now has wetland status. Many species of wild birds live in the dense reed beds. Raised wooden boardwalks have been laid for walking.
- El Estacio lighthouse (La Manga). The first lighthouse building was built in 1862 on the foundations of an old 16th-century watchtower which, together with 29 other towers, protected the Murcian coast from attacks by Barbary pirates. Until the lighthouse was automated in 1929, it was run by two keepers. The modern lighthouse opened in 1971 and was already automatic. The lighthouse grounds offer panoramic views of the sea and the coast. People also come here to admire the bright Mediterranean sunsets.
San Javier has a wide choice of supermarkets, hypermarkets and small independent shops where you can buy fresh fruit and vegetables, wines, cheeses, cured meats and gourmet products. The nearest shopping centre, Centro Comercial Dos Mares, is 3 km north of the town centre.
You can also find excellent restaurants in San Javier with a wide range of cuisines: from Indian to Japanese and from Mexican to all kinds of Mediterranean food. Many restaurants have high ratings on Tripadvisor. But the first thing to try is the traditional local cuisine, based on local seasonal vegetables and fruit, fresh and salted fish, and seafood.
Property in San Javier
Property prices in San Javier are a little below the national average but above the regional average: San Javier €2,239/m², Spain €2,639/m², Region of Murcia €1,704/m². The price trend shows that homes in the municipality are rising in price rapidly: prices have grown by 25.5% in a year.
Prices by area:
- Santiago de la Ribera, an area on the shore of the Mar Menor, is San Javier’s tourist centre. A promenade several kilometres long runs along the sandy beaches, with some of the town’s best cafés and restaurants nearby. Property here costs €2,455/m² on average. Both apartments and houses are for sale: bungalows, townhouses and detached houses.
- San Javier is the administrative and historic centre of the town. There is a lot of older housing here, from apartments in the very centre to houses on the outskirts. Price: €1,835/m².
- Roda is an area in the north of the municipality with many new modern developments with large green spaces and pools, which have grown up around the Roda Golf & Beach Resort golf club. Almost every type of home is for sale, from apartments to villas. The only thing you will hardly find is studios and small one-bedroom apartments. Resale prices are around €2,437/m².
- El Mirador-Pozo Aledo is the area furthest from the sea, in the north-west of the municipality, just beyond the AP-7 motorway. It is mainly an area of individual houses, although there are also apartment blocks. Property prices: €2,008/m².
- La Manga is an area stretching for more than 20 km along the sandy strip that separates the Mar Menor saltwater lagoon from the Mediterranean. Holiday property of every type is available here, from studios to villas. Most of the area consists of high-rise apartment blocks, whose windows offer fantastic views of the sea and the coast. The average price per square metre is €2,466.
New construction is under way in San Javier. Properties are for sale directly from developers: in La Manga, apartments from €205,000, and in Santiago de la Ribera, from €349,000. There is also small-scale construction of one-off custom homes on the first and second lines from the sea.
